Job Description:

POSITION SUMMARY

We are seeking a skilled Facilities Director to oversee the construction, maintenance, safety, and functionality of our physical spaces. The ideal candidate will possess strong leadership qualities, excellent organizational skills, and a deep understanding of building systems and operations. The Facilities Director will be responsible for managing a team of construction and maintenance staff, coordinating with external vendors, and ensuring that facilities meet customer requirements and regulatory requirements and company standards.

 

DUTIES AND RESPONSIBILITIES

·         Construction and Maintenance Management:

·         Develop and implement preventive maintenance programs for all building systems, including HVAC, plumbing, electrical, and structural components.

·         Coordinate with construction and maintenance staff to ensure timely repairs and upkeep of facilities.

·         Conduct regular inspections to identify potential issues and address them proactively.

·         Safety and Compliance:

·         Ensure facilities comply with all relevant health, safety, and environmental regulations.

·         Develop and implement emergency response plans and procedures.

·         Conduct safety training for staff and ensure proper maintenance of safety equipment.

·         Budgeting and Cost Management:

·         Develop and manage the facilities budget, including forecasting expenses and tracking expenditures.

·         Identify cost-saving opportunities and implement efficient practices to optimize operational costs.

·         Vendor Management:

·         Coordinate with external vendors, contractors, and service providers for maintenance and repairs.

·         Negotiate contracts and agreements for services and supplies.

·         Monitor vendor performance and ensure adherence to service level agreements.

·         Space Planning and Utilization:

·         Collaborate with department heads to understand space requirements and plan for future needs.

·         Optimize space utilization and layout to support organizational objectives.

·         Oversee office moves, renovations, and space reconfigurations as needed.

·         Sustainability Initiatives:

·         Develop and implement sustainability initiatives to reduce environmental impact and improve energy efficiency.

·         Monitor energy consumption and waste management practices.

·         Identify opportunities for green building certifications and compliance.

·         Team Leadership:

·         Recruit, train, and supervise facilities staff, including technicians, custodians, and security personnel.

·         Foster a culture of teamwork, accountability, and continuous improvement within the facilities team.

·         Provide mentorship and professional development opportunities for staff.

 

EDUCATION AND EXPERIENCE:  

 

·         Preferred: Bachelor's degree in Facilities Management, Engineering, Business Administration, or related field (preferred).

·         Required: Proven experience operation managing Drydock and Piers, Facilities management or related field, with a minimum of 7 to 10 years in a leadership role.

 

QUALIFICATIONS:

o    Strong knowledge of building systems, maintenance practices, and regulatory requirements.

o    Excellent communication, negotiation, and problem-solving skills.

o    Ability to prioritize tasks, manage multiple projects simultaneously, and meet deadlines.

o    Proficiency in computerized maintenance management systems (CMMS) and facility management software.

o    Certification in facilities management (e.g., CFM, FMP) is a plus.

 

PHYSICAL DEMANDS:

·         The performance of this position involves exposure to construction or industrial areas where the use of personal protective equipment such as safety glasses, hard hats and hearing protection is required.

·         Ability to lift and move heavy objects (up to 75 pounds) and perform physical tasks as needed.

·         Willingness to work flexible hours and respond to emergencies outside of regular business hours.
