What you'll do:

Key responsibilities include:
  • Development of cost models for the entire scope of the select project inclusive of all hard and soft costs necessary for the development of the project.
  • Assist Clients with site selection and coordination with Architects and Engineers.
  • Direct all permitting, zoning, and entitlements for select projects.
  • Assist with the financial modeling of projects and evaluation of project feasibility.
  • Collaborate and interface with resources across the company as necessary to support and drive opportunities to a successful start of construction.
  • Development of project timeline from inception to completed construction and procurement/coordination of long lead items.
  • Assist Clients with site qualification and coordination with Architects and Engineers.

Key Qualifications:

Development of Cost Models:
  • Strong understanding of construction cost estimation techniques and methodologies.
  • Proficiency in using construction estimating software such as Procore, Bluebeam, or similar tools.

Site Selection and Coordination:
  • Knowledge of real estate principles and site selection criteria.
  • Experience in coordinating with architects, engineers, and other stakeholders during the site selection process.
  • Ability to evaluate site feasibility based on factors such as zoning regulations, environmental considerations, and accessibility.

Permitting and Entitlements:
  • Familiarity with local building codes, zoning regulations, and permitting processes.
  • Experience in navigating regulatory requirements and obtaining necessary permits and entitlements for construction projects.
  • Strong communication and negotiation skills to interact with regulatory agencies and authorities.

Financial Modeling and Feasibility Evaluation:
  • Background in financial analysis and modeling, with a focus on construction projects.
  • Ability to create and evaluate project pro forma and financial feasibility studies.

Collaboration and Interface:
  • Excellent interpersonal and communication skills to collaborate effectively with cross-functional teams.
  • Ability to coordinate resources across different departments within the company to support project initiatives.
  • Strong leadership and teamwork skills to drive projects to successful outcomes.

Project Timeline Development and Procurement:
  • Experience in developing project schedules using tools such as Microsoft Project.
  • Familiarity with procurement processes, including sourcing and coordination of long lead items.
  • Ability to manage project timelines and identify critical path activities.

Site Qualification and Coordination:
  • Understanding of client requirements and ability to align project parameters with client expectations.

In addition to these qualifications, a relevant bachelor's degree in construction management, engineering, finance, or a related field would be beneficial. Professional certifications such as Project Management Professional (PMP), Certified Construction Manager (CCM), or similar credentials may also enhance the candidate's qualifications.
