Summary
Under the supervision of the Community Manager and/or Maintenance Supervisor, the Maintenance Technician is responsible for performing a variety of responsibilities including work orders, grounds and common area clean up and maintenance, and maintaining good resident relations.
The Maintenance Supervisor and/or Maintenance Technician are on-call for maintenance emergencies 24 hours per day, 7 days per week or as scheduled.

Community Manager or Maintenance Supervisor
Primary Duties and Responsibilities
Providing excellent service to residents, guests, employees and contractors.
Completing all routine service requests within 24 hours at the direction of Maintenance Supervisor.
Ensuring the clean condition of the community at all times.
Maintaining the maintenance shop according to policy.
Reporting maintenance issues to the Maintenance Supervisor and Community Manager for review.
Assisting in other tasks as directed by the Maintenance Supervisor.
All other miscellaneous duties as assigned.
Requirements
Minimum Qualifications
High school graduate or GED certificate and experience in apartment maintenance preferred.
Ability to read, write, speak, and communicate in English.
Ability to work weekends or overtime as job requires.
Certificates, Licenses, Registrations
EPA Certification preferred, Universal preferred
City and/or State certification requirements must be met if applicable (i.e. pool operations, maintenance, electricians, etc.)
High degree of neatness and respect for property and landscape combined with a willingness and desire to learn
Able to understand cleaning solution labels and use as instructed
Ability to read and comprehend simple instructions, short correspondence, and memos
Ability to write simple correspondence
Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization
Ability to add and subtract two digit numbers and to multiply and divide with 10’s and 100’s. Ability to perform these operations using units of weight measurement, volume, and distance
Ability to apply common sense understanding to carry out simple one- or two-step instructions.

Working Conditions
Work is performed in an indoor and outdoor field environment; travel from site to site; exposure to dust, grease, noise, fumes, noxious odors, gases, mechanical and electrical hazards, and all types of weather and temperature conditions. Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movement in the performance of daily duties; to climb unusual heights on ladders; to lift, carry, push, and/or pull moderate to heavy amounts of weight; to operate assigned equipment and vehicles; and to verbally communicate to exchange information.
