Responsibilities

What you'll be challenged to do:

 

Gannett Fleming TranSystems has an immediate opening for a Right of Way Acquisition Agent to implement right of way (ROW) acquisition programs- for a variety of State and Local Transportation Agencies. Has background and working knowledge of Federal, State, and municipal agencies rules and regulations; develops and maintains excellent external relations and effectively communicate the company's position on sometimes adversarial issues to regulatory agencies and ensures the procedures, processes of our clients are adhered to.  Utilizes experience and fundamental understating of issues related to land acquisitions and encroachments to maintain compliance.

 

Essential Functions Include but are Not Limited to:


  • The Agent will be involved with projects for the Department of Transportation, local Cities, and Counties, as well as other Federal, State, and local public agencies.

  • Negotiates property acquisitions involving residential, commercial, industrial, agricultural, and public properties.

  • Reviews project plans or engineering drawings and coordinates with project manager to obtain land exhibits.

  • Prepares title reports

  • Maintains complete and accurate files, pursuant to TranSystems and project specific requirements.

  • Submits case files to the project manager in a timely manner on a monthly basis for review and/or as required.

  • Updates and closes parcel files continually and in accurate manner.

  • Performs all project tasks promptly, efficiently and on schedule.

  • Communicates clearly, accurately, and timely in writing and verbally, with affected property owners, project managers and project teams.

  • Handles multiple acquisition cases for multiple projects effectively and efficiently.

  • Prepares accurate project documents. Understands and can clearly explain to the property owner the content and purpose of the documents.

  • Understands property appraisals and can clearly explain to the property owner its content and how the property value was determined.

  • Understands project plans and can clearly explain to the property owner project impacts to their property.

  • Provides clear explanation regarding property need and potential impacts as indicated in the offer package and appraisal.

  • Reports to project manager regarding status of offer, makes recommendations, and seeks further guidance.

  • Travels as required 10+%.

Qualifications

What you bring to our firm:


  • Proficiency in MS Office 2010 (Word, Excel, Outlook, and Teams)

  • Highly organized with ability to manage multiple project components simultaneously.

  • Excellent communication skills, written and verbal.

  • Persuasive negotiation skills

  • Self-motivated and maintain a positive teamwork-oriented attitude

  • Able to work effectively with diverse work groups including co-workers, clients, vendors, and owners.

  • Valid Drivers’ License.

  • Bachelor’s degree in Real Estate, Business Administration, or other relevant degree program. Experience may be substituted for education on a case-by-case basis.

  • 2-5+ years of experience with ROW acquisition and/or relocation, professional real estate practices, and property management. Experience will be evaluated on a case-by-case basis.

  • Actively engages multiple perspectives when solving problems, seeks to learn from peers, and encourages reciprocal learning among team members.

Preferred:


  • An understanding of ROW engineering, and familiarity with the Uniform Relocation Act and eminent domain proceedings preferred.

  • Pre-qualification with the Ohio Department of Transportation
