Macdonald & Company is pleased to be partnered with a Multifamily Investment Firm to find and appoint a Vice President of Multifamily Development to help support the growth of the platform with the Head of Development.

Job Summary:

A prominent real estate developer and investor in Birmingham, Alabama, is seeking an accomplished Vice President of Multifamily Development to help lead and expand its multifamily development portfolio. The ideal candidate will bring extensive full-cycle development experience, from sourcing and underwriting new opportunities to entitling, designing, constructing, and stabilizing multifamily projects. This leadership role offers the chance to work with discretionary capital and an active project pipeline, providing an immediate platform to drive strategic growth. The Vice President will play a pivotal role in shaping the company's multifamily development strategy, enhancing the existing portfolio, and delivering high-quality projects in one of the Southeast's most dynamic markets.

Key Responsibilities:

Opportunity Sourcing & Underwriting:
  • Identify and source new multifamily development opportunities that align with the company's strategic goals.
  • Conduct financial analysis, market research, and detailed underwriting to evaluate project feasibility and investment potential.

Entitlement, Zoning & Permitting:
  • Lead the entitlement, zoning, and permitting processes, collaborating with local authorities, community stakeholders, and consultants to ensure regulatory compliance and project approval.
  • Navigate complex municipal and zoning regulations specific to Birmingham and the broader Alabama market to minimize project risk.

Project Design & Planning:
  • Oversee project design, working closely with architects, engineers, and internal teams to create thoughtful, market-responsive multifamily communities.
  • Ensure that all designs meet company standards for quality, sustainability, and tenant satisfaction.

Construction Management:
  • Direct the construction phase from groundbreaking through completion, coordinating with contractors, construction managers, and other partners to maintain quality, schedule, and budget.
  • Actively manage project timelines, addressing any issues that arise and ensuring on-time, on-budget project delivery.

Stabilization & Asset Management:
  • Oversee the leasing and stabilization of completed projects, working closely with property management teams to achieve occupancy targets and optimize property performance.
  • Monitor property performance post-stabilization, providing insight for future acquisitions and developments.

Pipeline & Capital Management:
  • Manage the existing development pipeline and actively prioritize projects to maximize returns and align with company growth objectives.
  • Collaborate with internal investment teams on capital allocation, fund management, and reporting to stakeholders.

Leadership & Collaboration:
  • Mentor and guide development team members, fostering a culture of innovation, accountability, and continuous improvement.
  • Maintain productive relationships with cross-functional teams, including finance, property management, and acquisitions, to ensure project cohesion and successful execution.

Qualifications:
  • Bachelor's degree in Real Estate, Finance, Urban Planning, or related field; Master's degree preferred.
  • 10+ years of experience in multifamily real estate development, with demonstrated expertise across the full development lifecycle.
  • Proven track record of successfully sourcing, underwriting, entitling, and executing multifamily projects in urban and suburban markets.
  • Strong financial acumen, with experience in underwriting, financial modeling, and budget management.
  • Comprehensive understanding of zoning, permitting, and municipal approval processes.
  • Exceptional leadership, communication, and interpersonal skills, with the ability to collaborate effectively with both internal teams and external partners.
  • Familiarity with the Birmingham market and surrounding SE markets is highly desirable.
