We are seeking an experienced Lead Estimator. The ideal candidate will have a strong background in estimating ground up commercial projects at a general contractor, excellent communication skills, and the ability to manage vendor relationships and negotiate contracts effectively.
Responsibilities:
Estimating and Cost Analysis:
Prepare detailed cost estimates for construction projects, including materials, labor, and equipment.
Analyze project specifications, drawings, and other documentation to understand project requirements.
Develop and maintain a comprehensive database of costs and prices.
Vendor Outreach and Management:
Identify and reach out to potential vendors and subcontractors for project needs.
Evaluate vendor proposals, ensuring they meet project specifications and budget constraints.
Maintain strong relationships with vendors and negotiate favorable terms and pricing.
Contract Negotiation:
Negotiate contracts with vendors, subcontractors, and clients to ensure favorable terms and conditions.
Ensure all contracts are compliant with company policies and legal requirements.
Address and resolve any contract-related issues that may arise during the project lifecycle.
Client Interaction:
Serve as the primary point of contact for clients regarding estimating and cost-related inquiries.
Present cost estimates and project proposals to clients in a clear and professional manner.
Address client concerns and provide ongoing support throughout the project.
Collaboration and Teamwork:
Work closely with project managers, architects, engineers, and other stakeholders to ensure accurate estimates and successful project execution.
Participate in project meetings and provide input on cost-related matters.
Support the project team in achieving project goals and meeting deadlines.
Reporting and Documentation:
Prepare and maintain detailed reports, including cost analysis, bid summaries, and project progress.
Ensure all documentation is accurate, up-to-date, and easily accessible.
Assist in the preparation of project budgets and financial forecasts.
Qualifications:
MUST HAVE experience estimating ground up commercial projects.
Strong understanding of construction processes, materials, and cost structures.
Excellent communication and negotiation skills.
Proficient in estimating software and Microsoft Office Suite.
Ability to work independently and as part of a team.
Strong analytical and problem-solving skills.
Detail-oriented with a high level of accuracy.
