We are looking for an experienced Project Manager to lead and oversee construction projects in the nanotechnology, semiconductor, and mechanical engineering fields. The ideal candidate will have a strong background in management, experience working in high-tech industries, and the ability to manage complex projects from start to finish. Proficiency in Procore and a solid understanding of project coordination, procurement, and contractor management are essential.
Key Responsibilities:
Manage all phases of assigned projects, utilizing Procore to track and organize all project documentation, schedules, and updates.
Complete Procore training and certifications as required to enhance project efficiency.
Review and thoroughly understand project drawings, specifications, contracts, and scope of work specific to nanotechnology, semiconductor, or mechanical engineering projects.
Analyze the HPS estimate, including expected project duration and crew size, and align with project goals.
Develop and maintain a procurement log plan for purchasing materials and labor specific to project requirements in high-tech environments.
Conduct regular site visits and coordinate with onsite supervisors to ensure all work meets specifications and stays on schedule.
Create AIA Payment Applications using the project's Schedule of Values and submit them to the customer for approval by the 20th of each month. Ensure timely processing and submission to accounting for invoicing.
Provide monthly financial forecasts for assigned projects to the COO, ensuring accurate reporting of expenses and projections.
Create and regularly update the project schedule and two-week look-ahead plans, ensuring tasks are completed on time and within budget.
Maintain Submittal, RFI, and Change Order logs using Procore, ensuring all documentation is up-to-date and accurate.
Prepare and submit submittals with proper documentation, ensuring clear communication and approval from clients before material orders are placed.
Track and monitor material deliveries, ensuring timely arrival to maintain the project timeline.
Schedule and conduct weekly project meetings, creating agendas and documenting meeting minutes in Procore.
Document key project updates, including:
Safety issues and resolutions
Project issues
Open RFIs and submittals
Project schedule updates
Two-week look-ahead schedules
Work completed and pending tasks
Delivery statuses, payment requests, and change orders
Open discussions and progress reports with completion percentages
Review daily reports from onsite supervisors, confirming accuracy and addressing any discrepancies.
Verify proper tracking of man-hours for multiple concurrent jobs on the same site.
Ensure redlines (as-built drawings) are updated daily or weekly by field supervisors.
Ensure that no change order work is performed without written approval from authorized stakeholders.
Follow all instructions received in writing, and avoid taking verbal directives from Tool Owners, Engineers, Construction Coordinators, or Customer Project Managers unless followed up with written documentation.
Use company administrative resources to assist with RFQs, purchase orders, and other administrative tasks as needed.
Qualifications:
Bachelor's degree in, Mechanical Engineering, or a related field.
Minimum of 2 years of experience managing construction projects, preferably in nanotechnology, semiconductor, or mechanical engineering industries.
Proficiency in Procore and Microsoft Office Suite (Word, Excel, Project, PowerPoint).
Strong knowledge of construction project management principles, especially in high-tech, regulated industries.
Excellent leadership and organizational skills, with the ability to manage multiple projects and teams simultaneously.
Strong verbal and written communication skills.
Ability to solve problems quickly and effectively under pressure.
Familiarity with AIA Payment Applications, submittals, RFIs, and change orders.
Preferred Qualifications:
Certification in project management (e.g., PMP) is a plus.
Experience working in highly regulated industries like nanotechnology or semiconductors.
Experience with Lean construction or other efficiency-driven methodologies.
