Comprehensively manage a Design Build or Design Assist Project from concept to final contract award.
Communicate effectively with the owner to understand their expectations and project requirements.
Prepare estimates of materials, labor, equipment, and subcontractor costs based on contract documents including design documents, schematic drawings, and specifications.
Ability to "fill in the gaps" for missing information on schematic or design development plans.
Review drawings for missing information and write RFI's for submittal to Architects & Engineers, by trade.
Develop a thorough and substantial understanding of the estimate scope of work based upon the provided bid documents.
Document potential "scope gaps" and constructability issues based upon the construction documents provided and issue RFI's for Architect/Owner review.
Solicit subcontractor and vendor bids for each relevant division, comparatively analyze each bid, communicate with bidders regarding potential scope gaps or constructability concerns.
Create quantitative take-offs of every estimate (On-Screen Takeoff) to ensure subcontractor bids are inclusive of required scope.
Coordinate and review jobsites pre-bid to ensure existing conditions are notated and clarified for the construction team (Owner/Architect/GC/Subcontractors).
Maintain a database of suppliers, subcontractors, and vendors to ensure RFP's are being issued to the appropriate parties.
Prepare Rough Order of Magnitude budgets with minimal subcontractor input based upon industry and market knowledge.
Act as a knowledgeable liaison between Engineers, Architects, Owners, and subcontractors to ensure best practices and company standards are continually met.
Develop and maintain positive working relationships with new and existing Architects, Engineers, Owners, and subcontractors.
Develop comprehensive qualifications and assumptions from bid tabs of Trade Contractors.
Provide cost savings suggestions (VE) by trade (all trades).
Communicate with the Operations Team regarding site logistics/GR's/GC's to be incorporated into the estimate.
Meet and present to Owners & A/E Team to discuss design & pricing and be able to explain the cost variances and, if required, recommend solutions to bring the project back within budget.
Create and participate in presentation packages to be used for Owner / Architect proposal presentations.
Coach and develop staff to advance their knowledge and accuracy on a regular cadence.
Schedule and manage Precon to Operations turnover meetings.
Focus on risk management regarding qualifications, scope, and constructability issues.
Experience and Education:
Degree in Construction Management, Engineering, or 15 years of estimating work experience preferred.
Previous experience in commercial construction estimating preferred but will consider other related fields.
Excellent knowledge of reading plans and specifications.
Ability to analyze problems and make sound decisions in a timely manner.
Strong analytical and mathematical skills.
Excellent attention to detail with emphasis on quality while managing multiple estimates.
Deadline and detail-oriented.
Self-starting, responsible, highly motivated, and goal-oriented individual with good communication and interpersonal skills.
Ability to manage bids with a value of $1MM up to $20MM for new construction, tilt-ups, or significant TI's.
Very organized individual with a systematic approach to achieve accurate and efficient results with professional and technical competencies.
Significant knowledge of software programs including RedTeam, Microsoft Office, IOS, Project, and On-Screen Takeoff among others.
Excellent verbal communication skills, especially when addressing clients, vendors, and office personnel.
Physical Requirements:
Must be able to lift up to 25 lbs. or carry up to 15 lbs.
Regularly required to sit and/or stand during a regular work shift, typically 8 hours a day.
Must be able to kneel, stoop, bend, walk, crouch, and climb.
Continuous mental attention required to complete tasks in an efficient manner.
