The Senior Analyst will work closely with the Acquisition Team to identify, source, underwrite and ultimately acquire new investment opportunities within the retail sector. This person will also play an active role in the disposition activities of the multi-tenant retail portfolio. Being a position of required production, a strong sense of urgency, ability to interface with principals and brokers, personal motivation, and responsibility are paramount.
This is both a qualitative and quantitative position, strong math and written skills are necessary.
Primary Acquisitions team responsibilities include the following:
Early-stage deal screening:
Evaluate potential real estate acquisitions based on strategic fit, risk-return profiles, and investment criteria.
Coordinate with owners, brokers and/or joint venture partners to gather all necessary materials for target acquisitions.
Review and extract key financial data from source documents including Argus Enterprise, offering memorandums, rent rolls, leases, lease abstracts, and CAM recs.
Develop preliminary opinion on potential acquisition target valuation incorporating all provided materials.
Financial Modeling:
Perform detailed financial modeling and analyses for evaluating single asset and portfolio acquisition opportunities.
Perform sensitivity analyses and incorporate various leasing, debt, redevelopment and joint venture scenarios along with analyzing IRR projections, promote calculations, waterfall structures and cash flow forecasts for both single-asset and portfolio investments.
Internal / External Presentation:
Work with senior acquisition members to present investment opportunities at weekly acquisition meetings.
Prepare detailed financial reports, summaries and presentations for senior management/investment committee members, prospective lenders, and joint venture partners.
Market Research:
Compile and review third-party market research for target markets and properties including market rents, sales comps, leasing void analysis and potential targets for site specific value add opportunities.
Capital Transaction Support:
Assist in the due diligence and closing process including analysis of legal, financial and property related documents.
Coordinate with the finance and property management teams to ensure internal underwriting is updated throughout the due diligence process.
New Property Onboarding:
Help facilitate the onboarding process of completed acquisitions by preparing the final, go-forward Argus & Excel property models.
Primary Dispositions team responsibilities include the following:
Work on all disposition-related activities of the multi-tenant retail portfolio
Review prospective dispositions and identify underwriting, market and property level concerns
Coordinate with Senior Managements and Operations Team on leasing, property management and accounting efforts on assets selected for disposition
Other analyst tasks that may be assigned from time to time
REQUIREMENTS:
Must have a BA or BS degree from an accredited institution, preferably in real estate, finance, business, accounting, economics or related area. Must have strong academic credentials.
Candidates must have 2-4 years of experience working at a commercial real estate firm with a retail concentration.
Expert proficiency with Microsoft Excel including experience creating and auditing complex models.
Expert proficiency with Argus Enterprise.
Experience with financial modeling with an understanding of basic finance concepts such as NOI returns, DSCR, cash flow returns, internal rate of return, waterfalls and present value.
Comprehension of real estate terms and concepts such as net/gross leases, CAM, CAM reconciliations, rents/percentage rents, operating expenses, capital expenditures, recovery of expenses and property types.
Familiarity with analyzing leases, contracts and loan documents.
Strong writing skills as well as verbal interpersonal/communication skills.
Organizational skills and attention to detail, with the ability to prioritize and manage multiple projects simultaneously.
Ability to function both in a team-oriented setting and independently.
