Our client, a construction firm that offers plumbing and mechanical subcontractor services to the commercial sector, is seeking a Project Manager with Process piping experience for a FTE an onsite role in Thousand Oaks, CA.
JOB DESCRIPTION
Objective: The Project Manager is responsible for the planning, organization, and management
of the day-to-day operations to complete the work safely, on time, within budget,
and to the highest quality standards.
Reports to: VP Operations
Some of the Responsibilities: • Manage and oversee multiple projects from bid award to closeout without oversite. • Ensures that each project assigned follows all safety rules and regulations required by the
Mechanical Safety Program, the General Contractor's Safety Program, and
Cal-OSHA. • Develops a schedule for all Mechanical activities shortly after an award, and
sooner if for bidding purposes. Secondly, the schedule must be man-loaded with optimum
crew sizes. • Develops a schedule of values (working with the Project Manager Director), which
allows for the maximum positive cash flow for the life of the project. This shall be
completed per the terms of the Contract. • Develops the Submittal Log for each project. This must be issued to and coordinated with
the Purchasing Department. Work closely with the Purchasing Department and develop a
list of equipment and material that will be needed for the project. Also assume joint
responsibility for all P.O.'s as far as terms and accuracy. • Ensure that all submittals are submitted as early in the project as possible to ensure
procurement of materials and equipment do not affect the project schedule. Shop
drawings must be submitted within the time allotted in the schedule. • Read and understand our contract with the Customer, as well as the contract between the
Owner and the General Contractor. Comply with the terms of the contract. • Become fully familiar with the contract documents, specifications, project logistics, and
geographic area of the project. • Enforce the PPM QC program. • Oversee and participate in coordination drawing development between
Mechanical and the other MEP subcontractors. • Attend weekly meetings with the general contractor in order to stay familiar with any
schedule or logistical changes. • Maintain excellent relationships with our Customer, the Owner, the Architect, the
Engineers, and the other subcontractors. • Provide all cost and schedule information on a monthly basis at the Monthly Forecasting
Meetings.2 • Provide work-in-place projections for each project each month in order for the company
to level of its cash flow demands/needs. Also provide monthly manpower loading
information.
Requirements • A minimum of 4-6 years of construction experience in the plumbing and/or mechanical trade;
Bachelor's degree in Construction Management or similar experience strongly desired. • Process Piping project experience is required • Proficient in all elements of the Assistant Project Manager with a proven ability to
educate and mentor others. • Proficient in technical applications and software tools, including but not limited to:
Microsoft Office Suite (Excel, Word, Outlook) and Bluebeam. • Advanced knowledge of Mechanical Systems, Products, and Equipment including,
Hydronic & Refrigerant Systems, Air Systems and Finish, Hangers & Seismic. • Advanced knowledge of Plumbing Systems including: Gravity System, Pressure systems,
Med Gas & Lab Gas systems, Plumbing finish/ ADA. • Familiarity with fuel oil systems. • Proven understanding of Project Maintenance and Startup Standard Operating
Procedures, and Project Schedules (sequencing of work, crew flow, etc). • Good knowledge of detailing and fabrication schedules. • Ability to perform monthly billings and manage cash flow. • Previous success in pricing process, global pricing, performing quantity take-offs, and
executing change orders
