The Superintendent oversees maintenance and repair of building systems (electrical, plumbing, HVAC, mechanical) and performs basic carpentry. The role also involves assisting team members as needed and responding to emergencies, with a rent-free apartment provided as part of the on-call requirement.
Key Responsibilities:
Manage daily property maintenance, ensuring all systems are functional.
Oversee apartment turnovers, including punch list and inspections.
Coordinate preventative maintenance and ensure compliance with regulations.
Maintain logs for fire protection and safety systems.
Work with contractors for outsourced repairs.
Assist in recruiting, hiring, and onboarding maintenance staff.
Track inventory and manage procurement of supplies.
Handle custodial duties, snow removal, and interior/exterior painting as needed.
Address work orders and maintenance requests in tenant units.
Provide regular updates to the Director and stakeholders.
Use Yardi and Ultipro software for requisitions, orders, and time-off requests.
Respond to emergencies and attend violation hearings as necessary.
Participate in meetings, supervision, and training.
Qualifications:
High school diploma or GED, with 2-3 years of relevant experience.
Required certifications: S13 Standpipe and S12 Fire Sprinkler (must be presented before interview).
Strong organizational, communication, and problem-solving skills.
Customer-focused, with knowledge of safety regulations and building codes.
Able to lift equipment, walk stairs, and adapt to emergency situations.
