Reports To: Chief Engineer, Assistant Chief Engineer, or Property Manager

OVERALL PURPOSE OF POSITION
This position assists with the maintenance of HVAC systems, electrical systems, plumbing systems, boiler systems, control systems, and support equipment. This position responds to tenant service requests and works on special projects assigned by the Chief Engineer.
ESSENTIAL DUTIES & RESPONSIBILITIES
Performs preventive maintenance on equipment such as filter changes, lubrication, inspection, and adjustment of belts and pulleys, cleaning of boiler and condenser tubes, cooling tower maintenance, ballast replacement, and bearing replacement
Regularly checks and records temperature, pressure, water flow, airflow, and chemical readings
Performs duties required to correct emergency conditions such as sewer back-ups and water infiltration
Helps to remove snow and ice from the outside of the building (where applicable)
Performs locksmith duties
Performs painting as needed
ESSENTIAL KNOWLEDGE & SKILLS
Knowledge of and understanding of the use of tools needed to perform work on electrical and mechanical systems
Understanding of HVAC Systems Controls
Technical skills in the areas of plumbing (pipe cutting, resolution of sewer back-up problems, etc) electrical systems (wiring, tracing out bad circuits, etc.) HVAC systems, pneumatics, fire and life safety systems
Working knowledge of air and water balancing
Basic Computer skills
Ability to meet work standards and varying work schedules as necessary
Ability to read hazard material labels and instructions
Ability to recognize the needs and be sensitive to the feelings and concerns of customers and employees
Ability to work within set standards and procedures, be able to receive guidance, supervision, follow work rules, safety, and security practices, and meet deadlines
Ability to work with all staff members as a team
Good communication skills
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
Ability to add, subtract, multiply, and divide in all units of measurement, using whole numbers, common fractions, and decimals. Ability to compute percentages
EDUCATION & EXPERIENCE
High school diploma or general education degree (GED)
Minimum of two years experience in a trade (plumbing, electrical, HVAC, etc.) or vocational schooling; or equivalent combination of education and experience
Basic electrical and basic refrigeration
