Phillips Edison’s operating platform provides retail services including acquisition, redevelopment, leasing and management of grocery-anchored retail centers.

What you'll do:


  • Research and analyze assigned tenant questions or dispute cases, using language from the tenant lease and applying critical thinking and decision-making skills to resolve issues and answer questions.

  • Prepare adjustments to CAM/RE Tax/Insurance/Utility reconciliations as needed per the terms of the lease. Ensure that Asset Management and Property Management are made aware of issues at each property as they are identified and assist in resolving issues as needed.

  • Prepare correspondence and documentation in accordance with established policies and procedures to notify tenant of company’s position on specific disputed issues.

  • Assist Customer Solutions Specialists in the collection of recoverable expense billings. This often requires responding directly to tenants and answering very specific billing questions by using  negotiation and persuasive skills to secure the maximum amount of reimbursement for recoverable expenses for the company’s benefit. 

  • Actively collect balances for Anchor and National tenants as identified by the SVP of Portfolio Management and Customer Solutions and the Tenant Recovery Manager.

  • Work closely with Portfolio Management, Property Management and Renewal Agents on resolving specific tenant complaints and providing guidance on prior billings during the renewal process.

  • Notify CAM reconciliations team of required changes to MRI lease setup as identified during the handling of tenant dispute cases.

  • Work with internal groups to provide reporting on disputes and collections as required.

  • Assist the Tenant Recovery Manager on an Ad Hoc basis.

 What we're looking for


  • Bachelor’s or Associate’s degree or equivalent experience preferred.

  • 1-3 years prior professional experience in either Accounting/Finance or Commercial Real Estate/Lease Administration capacity.

  • Strong computer and analytical skills, including proficiency in MS Office.

  • Competitive drive and exceptional critical thinking skills are highly desired qualities for this role.

  • Must have strong communication skills, written and verbal, with the ability to communicate to a variety of audiences including senior leadership.

  • Prior MRI experience is a plus
