Job Description:

The SEED School of Maryland is a statewide, public, college-preparatory boarding school that opened in August 2008. SEED MD presents students from across the state with an opportunity to receive a tuition-free education that prepares them for success in college and beyond. The school currently enrolls more than 390 boys and girls in grades six through eleven and will eventually grow to educate and board 400 students in grades six through twelve.

The SEED School of Maryland combines a rigorous and engaging academic curriculum with life skills and enrichment activities to provide students with a thoughtfully balanced learning and living experience. Students and their families commit to a seven-year educational program that offers small class sizes, high quality teaching and learning experiences, mentoring, community service, and extracurricular activities such as sports and arts. The School builds on the success of The SEED School of Washington, D.C., which was founded in 1998. Ninety-four percent of SEED D.C. graduates have been accepted to four-year colleges and universities.

POSITION SUMMARY

The Facilities Manager will oversee and coordinate the workers who maintain and repair electrical, plumbing, ventilation, refrigeration, and other building systems within our distribution facility. He or she will perform systems evaluations on facilities and determine what installation or repair services need to be performed, manage a budget, and create calculations to ensure operational efficiencies. Will assist in the hiring and training of workers and arrange their schedules and work activities. He or she is accountable for maintaining the building and grounds with particular attention towards safety and security protection. Assigns tracks and follows up on status of work assigned to staff and contractors. This position reports to the Chief of Staff.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

Core Work Activities

Directing Maintenance and Repair Equipment Supervising and conducting the maintenance and the repair of equipment.

Directing Maintenance of Facilities Supervising maintenance of the facilities

Communicating, Monitoring, and Ensuring Safety Standards Communicating the importance of safety procedures, detailing procedure codes, ensuring associate understanding of safety codes, monitoring processes and procedures related to safety.

Exceeding Customer Expectations Providing services that are above and beyond.

Supervising Associates Supervising and managing associates. Managing all day-to-day operations. Understanding associate positions well enough to perform duties in associates absence.

Managing Maintenance and Upkeep Inspecting and ensuring the maintenance of the equipment of the environment.

Coaching and Developing Others Identifying the development needs of others and coaching, mentoring or otherwise helping others to improve their knowledge or skills.

Inspecting Equipment, Structures or Materials Inspecting equipment, structures or materials to identify the cause of errors or other problems or defects.

Job Specific Tasks

Ensures all associates have the proper supplies and equipment. Sets a positive example

Supervises staffing levels to ensure that operational needs and financial objectives are met.

Assists in effectively planning, scheduling and evaluating preventative maintenance programs.

Establishes and maintains open, collaborative relationships with associates. Monitors timeliness and quality of completion of repair work orders.

Supervises Facilities and related areas.

Assists in managing the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment, electrical and life safety systems.

Establishes and manages an effective maintenance program. Maintains accurate logs and records as required.

Uses all available on the job training tools.

Supervises the day-to-day operations of engineering and related departments.

Ensures that regular on-going communications occurs with associates in order to create awareness of business objectives, communicate expectations and recognize performance.

Supervise distribution of repair work orders. Solicits associate's feedback.

Negotiates and manages contracts with outside vendors. Operates generators and fire pumps as necessary.

Provides emergency response services 24/7.

Repairs equipment (e.g., refrigeration, laundry) as necessary.

Inspect and evaluate the physical condition of facilities in order to determine the type of work required.

Recommend or arrange for additional services such as painting, repair work, renovations and the replacement of furnishings and equipment.

Select and order or purchase new equipment, supplies and furnishings

And other duties as assigned.

Experience & Education

High school diploma or GED; 4 in the engineering and maintenance or related professional area; technical training in HVAC- R/electrical/plumbing.

2+ degree from an accredited university in Building and Construction, Engineering, Mechanics, or related major; 2 in engineering and maintenance or related professional area; technical training in HVAC- R/electrical/plumbing.

Strong analytical skills and proven organizational ability and attention to detail is a must Must be a self-starter, proactive, flexible, and deadline-focused

Skills and Knowledge

Equipment Maintenance Performing routine maintenance or technological equipment and determining when and what kind of maintenance is needed.

Mechanical Knowledge of machines, computers, tolls and other equipment, including their design, uses, repair and maintenance.

Reading Comprehension Understanding written sentences and paragraphs in work related documents.

Troubleshooting Determining causes of mechanical or technical operating errors and deciding what to do about it.

Equipment Selection Determining the kind of tolls and equipment needed to do a job. Oral Comprehension The ability to listen to and understand information and ideas presented through spoken words and sentences.

Repairing Repairing machines or systems using the needed tools.

Public Safety and Security Knowledge of relevant equipment, policies, procedures, and strategies to promote effective operations for the protection of the people.

Building and Construction Knowledge of materials, methods, and the tolls involved in the construction or repair of buildings or other structures such as walkways, parking lots and guest facilities.

Customer and Personal Service Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services and evaluation of customer satisfaction.

Writing Communicating effectively in writing as appropriate for the needs of the audience.

Basic Computer Skills Using basic computer hardware and software (e.g.; personal computers, word processing software, internet browsers, etc)

Analytical/Critical Thinking The ability to gather and organize information using logical and systematic process; recognize patterns and relationships in complex data; examine data to identify implications, problems and draw appropriate conclusions; generate alternative solutions to problems; evaluate strengths, weaknesses and consequences of alternative solutions and approaches to solving problems.

Physical Demands:

While performing the duties of this job, the employee is occasionally required to stand; walk; sit; use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms; climb stairs; balance; stoop; kneel; crouch or crawl; talk or hear; taste or smell. The employee must be able to frequently lift and/or move boxes up to 50 lbs. in weight and occasionally lift and/or move boxes up to 75 lbs. in weight. Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
