ELS is hiring for the position of Manager of Capital Investments on our Asset Management team in Chicago, IL.
What you'll do:
This position will provide leadership and execution for capital investments in support of Asset Management & Operations teams to drive revenue. This is a key role for the future growth of ELS and overall investment strategy.
Your job will include:
Work with the Operations and Asset Management teams to develop business plans to optimize performance and drive long term value for our manufactured housing communities, RV resorts/campgrounds and marinas.
Develop, implement and oversee portfolio level capital investment strategies
Wholistic view of capital investment including 3-year plan for each property/region
Home inventory plan for each property.
Manage new home investments and align strategy with new home sales, occupancy and working capital goals.
Work as the liaison between Operations and the home ordering team to ensure coordinated delivery of new homes when sites are available
Manage annual capital expenditure budget and reforecast process
Managing and enhancing processes for administration and approvals of investment opportunities
Conduct site visits when necessary to assess property condition and gain deeper understanding of market, identifying capital and redevelopment opportunities
Continuously evaluate and consider process improvement opportunities vs. existing practices to increase asset and property management teams' efficiency
CapEx project management system training and support
General financial review and underwriting support
Environmental, Social & Governance (ESG) project support
Lead capital investment business cases presentations to senior management for approval
Meets with contractors, Operations and Asset Management Team as required and makes certain that investment progress and revisions are communicated
Experience & skills you need:
Ideal candidate will have 7-10 years of retail, commercial, residential or housing real estate experience. Bachelor's degree (BA, BS) required and real estate professional certifications a plus (CPM, CCIM, MRE).
Previous people management and development success required
Must have strong communication and negotiation skills
Financial analysis ability for real estate transactions
Knowledge and experience in asset management and capital investment modeling
Knowledge of Real Estate Management software and database tools
Proven ability to effectively present information to Senior Management.
Familiar with the concepts of financial statements and lease terms.
Ability to define problems collects data, establish facts, and draw valid conclusions.
Understanding of US Manufactured Housing trends & competitors preferred.
