Atlantic Fields is seeking a Director of Construction (amenities) to join the Construction Department, set in Hobe Sound, FL.

The Director of Construction manages both commercial and residential projects, including SFR and multi-family, and serves in the role of construction manager over commercial and residential contractors, or acts as a general contractor. Both roles require oversight of a variety of high-end semi- and custom residential projects, as well as project amentities of a commercial scope. Further, the position may lead the horizontal construction, including utilities, storm-water and roads. The position is directly responsible for the success of the each project's budget and schedule, in addition to the quality of construction from all parties under supervision. The Director will recruit, hire and train the construction management staff and is responsible for their growth and success. The position cooperates with the project's executive team, providing regular reporting, attending regular project team meetings, cooperating with operations to ensure construction does not impact the club experience, and responding to requests from both local and regional leadership. Lastly, the Director cooperates with the design and development teams, participating in designs and construction plan development, offering informed construction expertise as needed, and developer pre-construction budgets and schedules.

Key Responsibilities
  • Oversight of the construction/project management teams, supervising and ensuring infrastructure, commercial and residential projects meet or exceed DLC's standards.
  • Direct staff oversight of construction team.
  • Qualification and solicitation of third-party general contractors, as well as negotiation of builder fees and contracts. Competitively bid and level-up all contractors/subcontractors.
  • Cooperates with design team to develop plans and design criteria, with enough detail to contract with third-party general contractors.
  • Provide project leadership and supervision of all project builders, develop a Builder Guild of preferred contractors, negotiate fees, general conditions, and scope. Cooperate in the develop and lead the oversight of schedules, budgets, and adherence to DLC's Best Practices.
  • Make recommendation, review and approve construction materials and specifications on all projects.
  • Perform regular site walks to ensure conformance to the design criteria and forecast project challenges, working to resolve in advance.
  • In cooperation with design and contractors and subcontractors, manage any value-engineering effort, communicate costs and schedule impacts, and ensure all parties are aware of delays and cost increases.
  • Work with other portfolio leaders in the refinement and development of DLC's Best Practices.
  • Cooperate with the DLC Procurement team to understand and procure from pre-negotiated national supplier contacts, and make recommendations for new suppliers as appropriate.
  • Assume accountability and responsibility for all project safety requirements, ensuring both DLC and OSHA requirements are met on infrastructure, residential and commercial projects, as assigned.
  • Work with demanding and high-net work clients in the bidding, contract negotiation and construction administration of residential projects ranging from $4.0MM to $50.0MM. Maintain strong communication, hold all parties accountable and maintain customer satisfaction and service through the design, construction and post-occupancy.
  • Oversee punch to be sure it is completed satisfactorily and that warranty work is well managed, including holding contractors and subcontractors accountable and financially responsible.
  • Coordinate and work with corporate legal, reviewing and enforcing contractual terms.

Qualifications

Bachelor's Degree in related field required; advanced degree preferred.

Construction Management certification or equivalent preferred.

Minimum 10 years construction management or general contractor work experience in related field, preferably in luxury residential and / or commercial construction.

Minimum 5 years working with demanding clients on luxury residential or commercial projects in the lead capacity.

Ability to live and work in remote locations with limited access to amentiies.

Experience with commercial and residential construction practices, sequences, schedules, methods, products, etc.

Direct supervisory experience of a project or construction management staff with oversight and accountability of luxury residential or commercial construction.

Minimum 5 years experience working with diverse design collaborators (architectural, MEP, structural, acoustic, geotechnical and in-house design teams) and leading or cooperating in the design management of luxury residential and/or commercial projects in excess of $50.0MM.

Minimum 5 years experience working with a cloud-based construction management program (Procore or other); understand each tool, develop training material, teach staff and enforce compliance.

Strong communication and relationship building-skills to effectively support and connect with diverse team members and contractors.

Ability to listen and respond to specific requests as directed by stakeholders

Ability to understand project and company financials, develop cash-flows, and establish general condition phasing and budgets.

Experience at working both independently and in a team-oriented, collaborative environment.

Can conform to shifting priorities, demands and timelines through analytical, and problem-solving capabilities.

Ability to communicate effectively and professionally on multiple levels in written and verbal form.

Able to accurately read architectural and engineering drawings.

Skilled at coordinating, monitoring, motivating, and tracking the various project subcontractors, workers, materials, inspectors, and vendors.

Ability to work well in a team environment with tradesmen, subcontractors, inspectors, owners, architects, and engineers.

Competency with Microsoft Office Suite: Excel, Word, Smartsheet, Project; skilled with BlueBeam.

  • Ability to meet the physical demands of the position including, but not limited to, working indoors and outdoors in all weather conditions, standing, walking, and moving for periods of greater than eight (8) hours, and lifting and carrying items sometimes greater than fifty (50) pounds.
