Key Responsibilities:

This is an office position to help with PreConstruction and BIM/VDC efforts working closely with the SVP of Design & Development. The ideal candidate will drive the integration of BIM/VDC technologies into our preconstruction workflows to optimize project planning, cost estimation, and design coordination. The type of projects will vary from residential multifamily and commercial projects built using modular construction and/or conventional concrete + wood construction. The Preconstruction Manager plays a critical role in the early development and planning phases of complex, urban infill projects. This individual will work in a collaborative, design-assist environment partnering with owners, architects, engineers, trade partners and internal teams to ensure projects are designed and planned for optimal constructability, budget and schedule efficiency. Some of the key responsibilities are as follows:

  • BIM Strategy and Implementation: Develop and implement comprehensive BIM/VDC strategies for multifamily construction projects, aligning with company goals and industry best practices. Creating and managing models is a key element of this role.
  • Design Coordination: Lead collaborative design review sessions with architects, engineers, and subcontractors using BIM models to identify and resolve potential conflicts early in the design phase. Run clash detection studies and generate reports to project team. Assign responsible parties' workflows and manage these tasks to successful completion.
  • Cost Estimation and Value Engineering: Utilize BIM models for accurate quantity takeoffs, material cost analysis, and generation of detailed cost estimates. Propose value engineering solutions that optimize constructability and cost-efficiency.
  • Construction Planning and Scheduling: Utilize BIM models for construction activity studies, enabling visualization of the construction process and identification of potential schedule conflicts.
  • Team Collaboration and Training: Collaborate with project managers, superintendents, estimators, and trade partners to facilitate effective use of BIM/VDC tools and workflows. Provide training and support to ensure seamless adoption of technology. Establish early standards for data exchange with entire Project Team to optimize use of the BIM for scheduling, quantity take-off, estimating, etc. during all stages of the project.
  • Technology Advancement: Stay updated on the latest BIM/VDC software, hardware, and industry trends. Recommend and implement new technologies to enhance preconstruction processes.
  • Process Improvement: Analyze project data to identify efficiency gains, streamline workflows, and implement best practices across Preconstruction initiatives with a focus on BIM/VDC.Risk
  • Mitigation: Proactively identify and manage potential risks associated with new project types and delivery models.

Professional Experience/Qualifications:

  • Bachelor's or Master's degree in Architecture, Construction Management, Engineering, or a related field.
  • Minimum of 7 years of experience in an architectural or construction-related role with a demonstrated focus on BIM/VDC implementation.
  • Minimum of 4 years of experience with Revit is required, in addition to exposure to a BIM software such as Navisworks, or similar.
  • Strong understanding of construction principles, methods, and materials.
  • Excellent analytical and problem-solving skills with the ability to identify and mitigate project risks.
  • Ability to manage multiple projects simultaneously and meet tight deadlines.
  • Self-directed and results-oriented; able to handle multiple priorities and thrive in a fast-paced, dynamic environment.
  • Exceptional communication and interpersonal skills to foster collaboration across diverse teams.
