Position Overview:The Regional Director will be responsible for strategically managing client relationships.You will oversee a portfolio of communities and provide leadership expertise in the areas of operations, staffing, financial budgeting and reporting, client situations, and excellent customer service and hospitality.

Supervisory Responsibilities:Providing leadership, guidance, and support to property managers. Managing performance and discussing concerns regularly of all direct reports and team members. Regularly influences and mentors' property managers and their teams and communicates the importance of having a positive attitude, demonstrating professionalism, and maintaining a strong work ethic.

Duties/Responsibilities:
• Attract, develop, and retain a diverse team of property managers. Support and train new managers.
• Has a regular team meeting cadence to review key performance indicators, update on company initiatives, discuss client expectations, review financials, address training needs and overall department objectives.
• Holds managers accountable for completing property management tasks and activities in alignment with standard operating procedures and owning issues and solving problems in collaboration with other departments to deliver measurable results.
• Identify client issues and opportunities and develop an action plan to improve the property and client relationship.
• Build strong relationships with board members by acting as a trusted advisor, bringing insight and solutions to situations, and following through on commitments.
• Responsibility for financial management of the portfolio including monthly financials, development, and review of property budgets.
• Participates with senior leadership to develop business plans and supports the delivery of company initiatives to all direct reports in line with strategic objectives.
• Ensure proper response and handling of all community emergencies through property managers and staff, regarding residents, building, etc. within company guidelines to minimize liabilities (criminal activity on the community, team member' resident injuries, fires, floods, etc.)
• Visiting your assigned communities on a weekly (if on watchlist), bi-weekly basis.
• Performs other related duties as assigned.

Required Skills/Abilities:
• Excellent communication skills to ensure clear and effective delivery of changes, solutions, or updates.
• Exhibit good interpersonal skills while serving residents and working with supervisors, co-workers, vendors, and contractors.
• Demonstrated experience in managing large, complex accounts with multiple clients.
• Ability to work through difficult situations and maintain positive interactions with clients, owners/ residents, AKAM teammates, contractors, and vendors.
• Excellent decision making and analytical skills to effectively tackle issues or challenges that may occur on a daily basis.
• Excellent leadership skills to coach, develop and motivate property managers and other direct reports at all times.
• Excellent time management skills to meet deadlines and display efficiency.
• Education and Experience:
• Bachelor's degree preferred, commensurate work experience will also be taken into account.
• 3-5 years experience as a Regional Director in property managment.
• Experience in operations and account/relationship management is preferred.
• Valid driver license and state-mandated vehicle insurance.
• LCAM is required.
• Experience utilizing Microsoft office suite, Yardi, Avid, Click Pay and Building link is a plus.
