This role is responsible for assisting with the coordination of contract and specification compliance for construction projects including monitoring contractor performance and construction activities. Inspect and monitor contractor work for compliance with contractual documents, including quality, safety, schedule, specifications and environmental issues. Review schedules and reports to management on project status. Coordinate and communicate with employees involved in major construction and maintenance projects. Ensure compliance with federal, state and local laws and interface with appropriate agencies.
Essential Job Duties:
Execute contractor-sourcing activities including issuing requests for proposal, performing bid analyses, and preparing award recommendations.
Prepare effective project initiation and approval documents; manage routing and stake holder approval processes.
Organize and attend project kickoff and closeout meetings with the client and contractors.
Perform timely and accurate project management administrative activities including issuing meeting minutes, purchase and change orders, and verifying work, processing invoices, and updating project status.
Ensure project deliverables meet client and company objectives through site inspections.
Assist in the coordination of the onsite contractor safety program for adherence to OSHA Regulations and client specific programs.
Maintain client schedule and budget objectives through proactive reviews and probes of potential project issue areas such as long-lead equipment, resource constraints, etc.
Perform project closeout activities to ensure timely completion of all punch list activities and receipt of all as-built/O&M documentation.
Adhere to NKF & Client standards and processes throughout all project activities.
Reviews and understand prime contract and change orders, including insurance, taxes, payment terms, freight, etc.
Follows and implements proper internal controls and acts as main point of contact for any internal or external financial audits.
Manages accounts receivable and revenue, and reviews project cash flow projections on a monthly basis.
Research payable transaction issues and in monitoring compliance with external customer contract terms as well as internal company policies, procedures, and administrative guidelines.
Understanding of financial tools, general accounting principles, and ability to utilize SAP/SPAM/TRIRIGA Systems.
Strong mathematical aptitude and ability to interpret data/statistical information.
Provide monthly reporting to Project Manager.
Assist in financial decision making by providing financial data to the Project Manager
Prepare the bid/send documents under the supervision of the Sourcing Liaison.
Problem-solve with vendors and project colleagues on project issues, changes, etc. and provide ongoing application knowledge and support.
Collect multiple vendor quotes and processing purchase orders after collaborating with the Project Manager and Sourcing team (when needed).
Attend Key project meetings to engage with the stakeholders of the projects to discuss any financial questions and concerns they may have throughout the project.
Assist with the project documentation, including RFI's and change orders.
Adhere to client safety compliance processes and procedures including vendor compliance.
Assist the Project Manager with the organization of subcontractors, project updates, schedules, and forecasts.
Responsible for maintaining and organizing construction project files, building plans, and systems.
Review projects for adherence to all local, state, federal and customer's safety regulations and rules.
RESPONSIBILITIES
Skills, Education and Experience:
High School Diploma required and college degree in related field is preferred
0-2 years of relevant experience
Knowledge and understanding of Uniform Building code and regulatory compliance related to the work being performed.
Working understanding of construction process and knowledge in air conditioning, electrical, fire suppression systems, and plumbing services for commercial & industrial buildings.
Excellent communication skills, both oral and written.
PC skills and solid experience with MS Office.
OSHA certification preferred.
Must be able to pass background, drug screening and security clearance process

Salary: $20/hr. - $25/hr.
The hourly rate is between $20.00 and $25 per hour, and the anticipated annual base compensation range for this position will be $41,600- $52,000 inclusive of required overtime
