This position manages facilities maintenance functions and is responsible for the overall building and grounds maintenance of all contracted public buildings.

Duties & Responsibilities:

ESSENTIAL :


  • Facilitates communications between private contractors and internal personnel, troubleshoots problems, answers information requests and resolves service issues related to Facilities Maintenance Contracted services.

  • Performs quality inspections for appearance, cleanliness and to identify maintenance and repair needs of assigned properties. Prepares work requests for contract services and follows up with contractors to verify completion.

  • Evaluates private contractor performance through site visits, maintenance inspections and customer complaints. Identifies specific and trending issues, ensuring compliance with contractual requirements and recommends appropriate remedial action, when required.

  • Develops and maintains systems to capture and reconcile monthly data for use in verification of contractor invoices; including contracted hours, service loss/additions and assessed liquidated damages. Assists in the preparation of requests for additional services and participates in evaluating proposals submitted in response to the Requests for Proposals (RFPs).

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

  • While performing the duties of this job, the employee is regularly exposed to outside weather conditions. The noise level in the work environment is usually loud.

  • This position requires the ability to drive throughout the metro Denver area up to 2/3 rds of the workday.

Qualifications:


  • A minimum of two years of experience in facilities maintenance work.

  • A minimum of one year experience in contract administration, including specification writing, procurement, and contract tracking

  • Proficiency in commercial/industrial electrical and mechanical equipment and systems

  • Proficiency in OSHA and EPA industrial safety guidelines as well as local, state, and federal codes and regulations.

  • Proficiency in preventive maintenance practices and procedures

  • Proficient in Microsoft Office Suite.

  • Ability to communicate effectively, orally and in writing.

  • Ability to read, analyze and interpret equipment specs, proposals, contracts, and construction documents

  • Ability to use sound judgment.

  • Ability to manage time and workload effectively which includes planning, organizing and prioritizing.

  • Ability to analyze and troubleshoot

  • Valid Colorado driver's license and acceptable MVR per the organization’s current standards

  • Ability to be on call 24-7, as needed.

Pay Range:

$59,796.00 - $84,462.00 Annual
