Job Description: Construction Project Engineer for a high end custom home Developer/Builder with average homes between 10-25ksqft- Pay between 90-110k for this position.

Position Overview:

The Project Engineer plays a pivotal role in the construction of residential developments. This position involves sourcing proposals, crafting precise scopes of work for various construction trades, negotiating contracts, implementing value engineering, and developing project budgets. Additionally, the role entails supporting the development team with entitlement and permitting processes.

Key Qualifications:

The ideal candidate will demonstrate strong interpersonal, writing, and communication skills, coupled with a robust technical and engineering background. Proficiency in Architectural, Structural, Civil, and MEP plans, as well as familiarity with Public Utilities, Fire Systems, and Geotechnical reports, is essential. Experience in permit acquisition, consultant interaction, and coordination with city departments is also required.

Primary Responsibilities:

1. Source and qualify new vendors and subcontractors for inclusion in the company's Qualified Vendors list.

2. Coordinate site inspections pre- and post-development with subcontractors, vendors, and internal personnel.

3. Prepare sites for pre-construction by coordinating trades and securing permits for temporary utilities.

4. Conduct detailed take-offs from the Permit Submittal Set for accurate bidding during the Plan Development Budget Phase.

5. Develop comprehensive scopes of work for each construction trade.

6. Create detailed construction budgets leveraging extensive knowledge of construction divisions.

7. Oversee the Request for Proposal (RFP) process in collaboration with Project Managers, ensuring thorough review, coordination, and negotiation of bids.

8. Ensure complete bids are received during the RFP process to minimize post-contract change orders.

9. Prepare necessary documentation for the Purchasing Department.

10. Assist with document control and permit processing with various city and jurisdictional offices.

11. Support Construction Project Managers in procuring additional bids during construction.

12. Manage and update cloud-based services (BuilderTrend/OneDrive) to provide contractors with accurate plans.

13. Verify scope with all vendors, particularly for high-end hillside residential projects.

Additional Responsibilities:

1. Prepare contractor bid packages and procure estimates during the plan development stage.

2. Compute cost factors for management purposes, including planning, organizing, scheduling work, vendor selection, and cost-effectiveness analysis.

3. Collaborate with Construction Project Managers to assess and detail field changes affecting project budgets.

4. Prepare preliminary funding budgets for approval and manage changes until final budget approval.

5. Negotiate contractor pricing and issue contracts.

6. Analyze completed projects to compare estimated costs with actual costs, identifying discrepancies, and recommending improvements to cost estimating procedures.
