Job Description:

**About the Job:** Pay upwards of 100k, preferred MF or apartments experience. This opportunity is for my client who is a $500M Developer who is an Owner Builder plus property management with 19 projects going on. Affordable housing/MF is the industry to be in.

The Assistant Construction Superintendent reports to the Senior Superintendent and assists in all aspects of construction at the assigned project site. Primary responsibilities include collaborating with the Senior Superintendent and the Construction VP to define scopes of work, track the project budget, and maintain the project timeline.

**Responsibilities:**

- Coordinate all subcontractors and oversee daily construction activities, including scheduling, inspections, quality control, safety, and budget monitoring.

- Work closely with the Superintendent and Project Management to obtain approvals for utilities, permits, plan checks, and Certificates of Occupancy.

- Direct subcontractors and subordinates effectively.

- Provide periodic written reports and scheduling updates.

- Evaluate situations and make decisions on certain issues without immediate supervision.

- Implement OSHA safety requirements across the site.

- Ensure compliance with SWPPP requirements and mitigate impacts on the surrounding community.

- Maintain a safe and compliant work site daily.

- Perform tasks requiring negotiation, instruction, supervision, persuasion, or speaking with others and respond appropriately.

- Influence people effectively and consistently.

- Accept and carry out responsibility for direction, control, and planning.

- Attend company-sponsored events related to team development, which may include overnight stays.

**Experience:**

- Minimum of five years overall experience in construction.

- 3-5 years of experience in affordable multi-family residential projects is desirable.

- Experience working with city and other inspectors on construction projects.

- Proficiency in Microsoft Word, Excel, Outlook, and Project software.

- Excellent written and verbal communication skills.

- Professional demeanor.

- Higher education or technical training is a plus.

- Exposure to various weather conditions.

- Standing, walking, pushing, pulling, crawling, kneeling, twisting, carrying.

- Working with hands.

- Driving.

- Operating computer and office equipment.
