SMLP is a value-driven limited partnership focused on developing, owning and operating midstream energy infrastructure assets that are strategically located in the core producing areas of unconventional resource basins, primarily shale formations, in the continental United States. Summary:
The Sr. Land Representative will be responsible for acquiring necessary land rights for pipelines and providing land input for permitting, environmental and regulatory compliance. The individual will research land ownerships, formulate strategies, and negotiate with landowners. The Land Representative will present land information to Management for input and purchasing. The individual will work in a team environment to help develop projects and acquire assets.
Principle Duties & Responsibilities:
Negotiates the acquisition of easements and other property interests as necessary to accommodate the construction, operation, and maintenance of natural gas pipelines and related facilities for FERC regulated and non-regulated projects
Manage right-of-way related activities and compliance measures associated with a project from concept to completion
Prepares right-of-way related cost estimates associated with land, permitting and right-of-way acquisition projects.
Identify project landowners by using company and public records. Notify landowners as required by FERC regulations and Company Policy
Research, review and analyze land title. Identify title defects and outline curative measures to ensure marketable title of company assets.
Acquire/Divest property
Acquire road, railroad and utility permits
Serves as liaison between internal departments, developers, cities, counties, etc., in support of right-of-way activities.
Resolves encroachments, damage claims, reimbursement agreements, and landowner complaints and inquiries at a minimal cost to company
Develop and maintain a positive working relationship with Land Administration, Project Management, Construction, Regulatory and Operations personnel
Support public awareness programs run by field operations and outreach activities related to project execution
Manage outside consultants in the acquisition of rights and other duties required for projects
Organize and monitor the progress of right-of-way work assignments for multiple projects in a fast-paced environment.
Support departmental improvement and standardization initiatives including documenting processes, including data entry as needed.
Maintain a high regard for personal safety, for the safety of company assets and employees and the public.

Education & Experience:
High School Diploma or G.E.D. equivalent is required
Bachelor's degree in business or related field; Senior Right of Way Professional certification is preferred
7-10 years' experience in an Oil & Gas, Land or Midstream Land position with a broad knowledge and understanding of the Oil & Gas, Midstream, and Exploration/Production industry
Knowledge Skills & Abilities:
Ability to work as a Team member supporting right of way initiatives on multiple FERC-regulated and non-regulated projects simultaneously
Ability to meet schedules, manage budgets, execute deliverables and communicate with Project Teams to meet project goals
Understanding of basic land ownership and title searches at municipal and county repositories, including using electronic access methods
Understanding of real property documents, such as deeds, easements, leases, options, etc.
Strong detail orientation to assure agreements cover financial, operational and legal concerns
Planning and organization skills
Travel may be required
Excellent written and verbal communication skills
Ability to adapt quickly to a fast-paced & dynamic work environment
Ability to interact effectively with all levels of management and staff
Strong negotiation, conflict-management, and interpersonal skills
Must have a valid driver license with acceptable driving record
Physical Demands and Working Conditions:
Ability to lift items, stand & sit for prolonged periods of time when in an office environment
Ability to speak, read & write English proficiently and deliver and/or interpret a variety of instructions furnished in written, verbal, diagram or schedule form
Ability to understand and communicate safety precautions when necessary
