JOB SUMMARY:
The Facility Maintenance Manager will be responsible for supervising the maintenance, repair, safety, and compliance of the warehouse facilities, systems, and equipment. This role involves managing associates performing facility and equipment maintenance operations and activities to ensure compliance with regulatory standards. Additionally, this role must be capable of supervising days and/or night shifts, weekends and holiday shifts. The ideal candidate will have strong leadership skills, experience in facility management, and a commitment to maintaining a safe and efficient work environment.



DESCRIPTION OF TASKS

The Facility Maintenance Manager is responsible for ensuring the efficient and effective operation of warehouse facilities and equipment. The Facility Maintenance Manager supervises and coordinates associates performing all aspects of facility and equipment maintenance to ensure the proper functioning of HVAC, electrical, plumbing, and mechanical systems and equipment in warehouse facilities. The role requires strict adherence to regulatory standards, including OSHA and environmental guidelines, achieved through regular safety inspections and audits.


Additionally, the Facility Maintenance Manager develops and manages the facilities maintenance budget, monitoring expenses and forecasting future costs to ensure financial efficiency. A key responsibility is driving continuous improvement with the goal of enhancing processes to improve efficiency and reduce costs. The role also includes managing vendor and contractor relationships, negotiating contracts, and ensuring timely repairs and procurement of supplies.


As a supervisor, the Facility Maintenance Manager leads, trains, and motivates the maintenance team. Collaboration with other departments is essential to meet facility needs and effectively communicate updates. The role also involves preparing the warehouse facilities for emergencies through well-developed response plans, monitoring energy usage, and implementing sustainability initiatives.



ESSENTIAL JOB FUNCTIONS:




Supervise Facility Operations and Maintenance:





  • With respect to associates assigned to the maintenance team, either directly or through independent recommendation: hire, transfer, suspend, lay off, recall, promote, discharge, assign, reward, discipline, and/or responsibly direct associates and/or adjusting associate complaints.

  • Supervise and coordinate all facility operations and maintenance activities within the warehouse.

  • Develop and implement necessary policies and procedures to ensure facility operations and timely and proper maintenance.

  • Coordinate preventive and corrective maintenance for HVAC, electrical, plumbing, and mechanical systems.


Ensure Safety and Regulatory Compliance:





  • Enforce compliance with OSHA and other regulatory standards.

  • Conduct regular safety inspections and audits to maintain a safe working environment.

  • Develop and implement emergency response plans, ensuring facility readiness for potential hazards.


Budget and Vendor Management:





  • Develop, manage, and monitor the facilities budget, ensuring cost-effective operations.



  • Coordinate with external vendors and contractors for repairs, maintenance, and procurement of supplies.

  • Manage contracts and relationships with third-party service providers when needed.


Drive Continuous Improvement and Sustainability:





  • Identify and implement process improvements to enhance efficiency and reduce costs.

  • Monitor energy usage and implement initiatives to promote sustainability and reduce costs.


Team Leadership and Collaboration:





  • Supervise, mentor, and develop a team of maintenance staff, including conducting performance evaluations and providing training.

  • Collaborate with other departments to support facility needs and communicate updates effectively.


Project and Performance Management:





  • Plan and oversee facility-related projects, ensuring timely and budget-compliant completion. - Establish key performance indicators (KPIs) for facility operations. - Monitor performance metrics and implement corrective actions to achieve operational goals.


Education/Training/Experience/Skills:



  • Degree in facility maintenance management, engineering, business administration, or a related field desired (or equivalent work experience).

  • Three to five years of experience supervising employees in a facility maintenance management context or a similar role.


Skills:



  • Strong leadership and communication skills.

  • Familiarity with facility operations and maintenance principles.

  • Excellent problem-solving and analytical skills.

  • Strong work ethic, self-motivation, and positive attitude.

  • Microsoft Office: Outlook, Excel, Word and PowerPoint.

  • Bilingual in Spanish highly desired.


ENVIRONMENTAL CONDITIONS:



This position has a desk in a distribution center office, but the position requires significant time supervising on the warehouse floor. The office is situated in a climate-controlled environment. Supervising on the warehouse floor requires work throughout various parts of the warehouse.


The warehouse is a multi-temperature warehouse environment where the temperatures vary considerably:


  • General indoor warehouse temperature is partially dependent upon the outdoor temperature.

  • Chill/Produce refrigerated coolers are maintained at 40-45 degrees.

  • Frozen refrigerated coolers are maintained between 0 and 25 degrees.

  • Some of the cold environments require special uniforms.

COMPENSATION:

The salary range for this position is $80,000.00 to $120,000.00 annually. The actual starting pay will be determined by a number of qualifications, including, experience and relevant skills.
