POSITION SUMMARY
The Superintendent will lead construction trades and other craftsmen as directed and report to the Project Manager. Perform duties expected of multi-disciplinary construction work activities—the ability to work well with customers/employees and possess strong computer skills. Work from verbal or written instructions, sketches, diagrams, schematics, blueprints, vendor manuals and must comply with all state, municipal, or facility codes and specifications. Perform construction renovations, repairs, and preventive maintenance of property facilities and equipment. Perform all work safely and securely.
ESSENTIAL JOB FUNCTIONS
- Lead other construction and maintenance trades.
- The Superintendent oversees and coordinates the workforce that constructs, demolishes, maintains, and repairs electrical, plumbing, HVAC, ventilation, and other building systems.
- Maintenance-related duties include performing initial evaluations of building systems and distributing work assignments.
- Organizes schedules and assigns work activities.
- Other responsibilities include developing and implementing maintenance procedures and maintaining personnel records.
- Evaluates subcontractor performance to ensure quality production.
- Investigate accidents and prepare relevant reports.
- Ensures trade Mechanics maintain and repair plumbing fixtures, including unstopping sinks and toilets and changing supply lines, p-traps, or faucets.
- Must have experience with troubleshooting and repairing electric motors, changing light fixtures, ballast, motors, breakers, and starters.
- Perform the duties necessary to maintain and repair medium voltage electrical systems.
EDUCATION/TRAINING
High school diploma or equivalent education or job training.
CERTIFICATIONS
- Must possess and maintain a valid Driver’s License.
- Able to receive and maintain a favorable Local Background Check (LBC) and National Agency Check (NAC) as applicable to the position requirements, current and future.
KNOWLEDGE/SKILLS
- Requires the completion of a formal apprenticeship program or its equivalent and 5 years experience as a journeyman in at least one of the trades, with some experience in others.
- Understand, read, write, and speak fluent English.
- Management experience.
PHYSICAL REQUIREMENTS
- Must possess strength, stamina, and mobility to work exposed to potentially hazardous conditions.
- Must be able to lift to 50 lbs.
- Must be able to communicate with, hear, and understand others verbally.
- Ability to sit and/ or stand for extended periods.
- Ability to walk and reach with hands and arms.
- Ability to perform repetitive movements of the fingers, hands, wrists, and arms.
- Ability to wear and work using PPE.
- Must be able to work outdoors in extreme weather conditions.
- Must be able to tolerate loud noises and unpleasant odors.
WORK ENVIRONMENT:
While performing the duties of this job, the employee is exposed to wet, humid conditions, fumes or airborne particles, toxic or caustic chemicals, and outdoor weather conditions. The noise level in the work environment is usually moderate; however, high, loud noise can occur. The employee may be exposed to environmental hazards.
