Job Description:

Under the general supervision of the Building Operations Manager, the Sam Noble Museum Facilities Manager performs a variety of duties involving general facilities maintenance and repair to the museum in areas such as electrical, plumbing, HVAC, landscape, paint, carpentry, and refuse/recycling. Duties also include monitoring and inspecting equipment and performing tests and analyses.


 Duties: 



  • Maintains building, grounds, and equipment in compliance with federal, state, and local energy, environmental, and safety standards.

  • Develops and updates standard operating procedures.

  • Prepares specifications and statements of work, and reviews contractor submittals, plans, and specifications.

  • Manages rehab and minor construction projects.

  • Briefs supervisor on short and long-range materials for planned and scheduled maintenance assignments.

  • Prioritizes work orders.

  • Works with other campus entities to make repairs to facilities, grounds, and vehicles.

  • Performs carpentry work; alters and repairs doors, windows, walls, flooring, partitions, stairways, and other fixtures; maintains and repairs roofing and guttering systems.

  • Monitors and adjusts facility water chemistry for chillers and cooling towers, and boilers.

  • Installs, replaces, alters, maintains, and repairs various plumbing systems and fixtures.

  • Maintains and repairs light fixtures, receptacles, and switches, replaces light bulbs, maintains generators and motors; makes electrical repairs not requiring a license.

  • Operates equipment, power tools, and hand tools safely.

  • Performs supervisory and administrative duties such as hiring and training new employees, delegation of tasks, time and attendance approval and tracking, employee performance evaluations, employee counseling, accident reporting/investigations, state purchase cards, and other associated duties.

  • Participates in training and educational activities; stays abreast of changing technologies, procedures, and products.

  • Performs various duties as needed to successfully fulfill the function of the position.

Required Education: Bachelor's degree in Business Management or related field.  




  • 24 months of facilities or operations management or related experience




Equivalency/Substitution:  Will accept 48 months of related experience in lieu of a Bachelor's degree.

  • Ability to speak, read, and write clear, concise English.

  • Communicates orally and/or in writing to give and receive instructions or evaluations.

  • Ability to comprehend and follow general instructions and procedures.

  • Ability to understand and follow safety rules and regulations.

  • Proficient in navigating and maintaining databases.

  • Highly organized and able to handle multiple projects and deadlines.

  • Able to communicate well and build rapport quickly with students, faculty, and staff

  • Strong initiative to solve problems.

  • Must be able to perform basic data analysis.

  • Able to effectively evaluate projects/programs and produce comprehensive reports.

  • Able to read and interpret simple schematics, blueprints, and drawings.

  • Basic knowledge of tools used to repair and maintain equipment and systems.

  • Basic knowledge of the appropriate tools used to repair or adjust refrigeration and other building systems.

  • Basic math and computer skills.

  • Performs record-keeping operations making changes to existing records, including those created using Microsoft 365.


Certifications or Licenses: 



  • None 


Advertised Physical Requirements:



  • Hearing, vision, speaking, and manual dexterity.

  • Able to drive.

  • Able to lift heavy objects (minimum 75 lbs).

  • Able to engage in repetitive motions and use repeated hand and wrist movements.

  • Able to climb, including ladders up to 20 feet and working with lifts with heights up to 40 feet.

  • Some kneeling, bending, stooping, and crawling.


 Departmental Preferences:



  • Oklahoma State Mechanical Journeyman or Electrical Contractor License.

  • Refrigeration Service Engineers Society- Universal Proper Refrigerant Practices Certification.

  • HVAC/R certificate from an accredited technical school.

  • Steam Trap Utilization Training and boiler operations.

  • Experience with pneumatic HVAC controls.

  • 5 years of Mechanical Journeyman or Contractor experience.

  • 5 years of commercial or industrial heating and air conditioning experience to include steam heating and humidification systems.

  • Demonstrated knowledge and experience in working in a museum or cultural organization.
