Job Description:

POSITION PURPOSE: At S&S Truck Parts, the Senior Facilities Manager (SFMSM) will oversee all ground and building maintenance at each of our locations. The responsibilities as the Sr. Facilities Manager include everything from general repairs to routine (HVAC, MHE, electrical and plumbing) services to the installation of site commercial upgrades. The Sr. Facilities Manager operates across different business functions, working on both a strategic and operational level. The Sr. Facilities Manager role is tasked with providing, maintaining, and developing numerous different services vital to the Company.

RESPONSIBILITIES INCLUDE:
  • Oversee buildings/office and grounds maintenance/janitorial services ensuring efficient and smooth business operations across multiple distribution operations.
  • Ensure security and emergency preparedness procedures are implemented/ audited and visually posted. A required yearly training regime will include a minimum of one "mock" disaster preparedness exercise.
  • Utilize all safety precautions and administer safety training requirements and ancillary PPE protocols within scope of authority and purview
  • Manage the timely upkeep, ordering and invoice processing of all warehouse/office equipment and supplies to meet compliance standards.
  • Recommend maintenance, mechanical, MHE, electrical, and facility design modifications as warranted.
  • Mentor, oversee, and supervise the quality of work for vendor/facilities personnel to ensure that all tasks are performed correctly and effectively leveraging a minimum of 2-4 QBR's as warranted per year.
  • Maintain positive vendor/staff relations with a focus on accountability and sense of urgency.
  • Conduct regular facilities inspections with documentation leveraging designed site assessment checklists and leader standard work protocols.
  • Review utilities consumption and strive to minimize costs and research options to pursue alternative energy sources as necessary.
  • Forecast, allocate, and supervise the financial and physical resources of the facility infrastructure leveraging a lowest landed cost methodology
  • Support and consult on the yearly capital budget for the enterprise. This includes contributions towards a five-year plan of maintenance, MHE, facility capital improvement(s) and various cost-reduction efforts.
  • Serve as SME on MHE/forklifts and develop a sustainable strategic framework for ensuring maximum fleet uptime, regularly scheduled PM's, buy-outs/dispositions and a robust financial costing decision model (lease vs own) etc.
  • Be conversant on EHS standard protocols/vernacular and have been exposed to OSHA compliance standards specifically in the areas of PPE and personal fall protection systems.
  • Have prior exposure and be able to diagnosis and repair basis complexity common electrical, plumbing, HVAC and MHE centric issues and or have a preferred list of reputable trade services or contractors who can resolve in a timely manner.
  • Be available for periodic weekend project work and emergency needs as warranted as dictated by the business.

EDUCATION, WORK, AND SKILL REQUIREMENTS:
  • 7-10+ years progressively responsible experience with a strong record of accomplishments and career trajectory.
  • Associate's degree or high school diploma with technical/trade school certification or earned learning credits.
  • Strong project management and technical engineering skills.
  • CMMS/Work Order Management knowledge and experience highly desirable and a plus.
  • Positive attitude with a team-oriented mindset.
  • Great communicator possessing above average skills in problem solving, time management, multitasking and organization is crucial to success in this role.
  • Professional Facilities Management Certification accreditation (ideally, CFM) preferred but not required, or substantial domain knowledge working for major real estate and/or commercial development consulting firms.

Travel Requirements: Up to 35%
