Job Overview
The Asset Manager is to assist with maximizing the revenue potential of each property by ensuring the adherence of on-site and district managers to various managerial protocols, as well as identifying potential revenue-generating opportunities. This position involves constant travel to properties throughout Prime Group Holdings, national portfolio, so as to determine if the firm's policies, procedures, and facility standards are being followed in such a way as to optimize each property's net operating income. This includes both top-line and bottom-line initiatives.
Responsibilities
Travel to properties to review and inspect property conditions, capital expenditures, staffing, occupancy, revenue and marketing opportunities;
Implement quality control measures to ensure properties meet quality and efficiency standards set by the company;
Evaluate the performance of District Managers in overseeing on-site personnel;
Prepare written summaries of each property visit, with specific observations, judgments and recommendations;
Make presentations to senior management on all major findings;
Perform financial analysis, market studies, etc., as may be needed;
Maintain a high level of communication and follow-up with senior management;
Regularly travel to / from Saratoga Springs, NY to report all findings to senior management.
Qualifications
Minimum of a high school diploma or equivalent; Preferably an Associates or Bachelor's degree in Finance, Economics, Business, Marketing or a related field
3+ years of experience and demonstrated growth in an Operations position, preferably in Self Storage;
The ability to travel across the U.S and Canada on a very regular basis (typically 50-75%);
The ability to collaborate, communicate and interact with various management levels within the organization;
Strong computer skills (MS Suite office of programs including Word, Excel, Access, and Project);
Proven ability to consistently perform without direct supervision, (self-motivated);
Excellent communication, interpersonal and motivational skills;
Strong analytical and problem-solving abilities.
