Job Overview:

The Commercial Estimator is responsible for preparing accurate cost estimates for commercial construction projects, including materials, labor, and time. They review project plans, specifications, and other documents to understand the scope and requirements, collaborate with vendors and subcontractors to obtain pricing, and develop competitive bids. The estimator ensures that all estimates are comprehensive and reflect the true cost of completing the project on time and within budget.

Key Responsibilities:
  • Project Analysis: Review project plans, blueprints, specifications, and related documents to identify scope, required resources, and potential challenges.
  • Cost Estimation: Prepare detailed estimates for all aspects of the project, including materials, labor, equipment, and subcontractor costs.
  • Bid Preparation: Develop competitive bids based on estimates and submit them to clients or project owners. Ensure all bids are clear, comprehensive, and aligned with project requirements.
  • Vendor and Subcontractor Management: Solicit and analyze quotes from suppliers, vendors, and subcontractors. Negotiate pricing to ensure cost-effectiveness.
  • Budget and Cost Control: Work with project managers to monitor project budgets and compare actual costs against estimates to identify variances.
  • Risk Assessment: Evaluate potential risks and uncertainties in the project and incorporate contingencies into the estimate.
  • Client and Stakeholder Communication: Present and explain estimates to clients, project managers, and other stakeholders. Address any questions or concerns.
  • Market Research: Stay informed about current market prices for materials, labor rates, and industry trends to ensure accurate and competitive pricing.
  • Documentation: Maintain detailed records of all estimates, bids, and correspondence for future reference and audits.
  • Collaboration: Work closely with architects, engineers, project managers, and contractors to ensure that all estimates are aligned with the project's technical specifications and timelines.

Key Skills & Qualifications:
  • Education: Bachelor's degree in construction management, quantity surveying, civil engineering, or a related field.
  • Experience: Minimum of 3-5 years of experience as an estimator, preferably in commercial construction.
  • Technical Skills: Proficient in estimating software (e.g., ProEst, PlanSwift, Bluebeam), project management tools, and Microsoft Excel.
  • Knowledge of Construction: Strong understanding of construction materials, processes, labor costs, and subcontractor pricing.
  • Analytical Skills: Ability to review technical documents and plans with attention to detail, and develop accurate, data-driven estimates.
  • Negotiation Skills: Ability to negotiate with vendors and subcontractors to obtain the best possible prices without compromising quality.
  • Communication Skills: Strong verbal and written communication skills to explain estimates and present bids to clients and stakeholders.
  • Financial Acumen: Understanding of budgeting, cost control, and profit margins.
  • Attention to Detail: High level of precision when developing estimates to avoid costly mistakes.
  • Time Management: Ability to meet tight deadlines and handle multiple estimates simultaneously.
