This position will require travel to jobsites located in and around the Indianapolis market, as well as travel to the home office at the Pyramids, Indianapolis. (Vehicle gas for project travel is reimbursable.)
Position Roles & Responsibilities
1. The Project Manager will be responsible for leading project teams to ensure coordination of all site construction activities, including but not limited to safety and quality items, creating and maintaining schedules and assisting with subcontractor coordination. The Project Manager will be required to successfully complete the project on schedule, per drawings and specifications, within budget.
2. The main objectives of the Project Manager's role are to:
Assist Preconstruction team in procuring due diligence, permit approvals, administrative controls, etc. to achieve deliverables necessary to meet project schedule and Owner goals.
Engage in design review and project clarifications/Issues throughout design progress.
Engage in preconstruction coordination and subcontract buyout, to ensure successful trade scopes of work execution in the field.
Lead in project schedule creation and ongoing updating, daily monitoring, including assisting with coordinating and driving the 4-Week Look Ahead schedule with subs/vendors to achieve overall project schedule.
Document and procure responses for preconstruction Issues/RFIs and plan clarifications.
Review drawing/spec conflicts or issues, and document, distribute, and coordinate Issues/RFIs.
Obtain, review, document, and distribute Submittals, and ensure proper approval is procured, ordered, and delivered with Subcontractors and Suppliers.
Review, document, distribute, and track RFI/Bulletin changes on plans and with all Subcontractors and Suppliers; Update drawings and specifications with all revised documents.
Manage cost management tasks such as change orders, forecasting costs, monthly projections, subcontractor and owner billings.
Lead in creating, distributing, and implementing completion and/or punch lists.
Lead in collecting and organizing all close-out documentation in a timely fashion.
Support for KennMar Construction's field operations, including all phases of site construction activities.
Assist with field coordination meetings, safety, cost and quality controls, scheduling, and installation means and methods.
Assist with field operation logistics and plans as necessary, such as fencing, security, deliveries, signage, trash/recycling, temp conditions, and others as requested.
Assist with ensuring all product deliveries meet approval Submittals upon arrival, and implement and action plan if non-comforting material is discovered. Responsible for ensuring documentation is maintained for materialdeliveries, issues, quantities, etc. on a daily basis.
Assist with management and administration of quality control and implementation of timely QC inspections.
Assist with reporting Daily Logs for work activities, deliveries, QC and cost issues, among others.
Assist with checking for adherence and enforcement of company safety and cleanliness policies, and implementation for immediate corrective measures if an unsafe or unsanitary practices are encountered.
Some physical labor and use of tools is required, such as setting site signage and general handyman-type duties, etc.
Assist in field reporting as required, such as safety auditing, quality control auditing, erosion control inspections, etc.
3. All other duties as assigned
Critical Skills & Experience
1. Minimum (3-5) years' experience in the construction industry, preferably light-commercial, and with field-specific management duties.
2. Must possess a valid driver's license.
3. Minimum 10-hr OSHA certification preferred.
4. Ability to read, interpret, question, and/or execute project plans, specifications, Addenda/Bulletins, RFIs, submittals, shop drawings, meeting agenda/minutes, and scopes of work. If not certain on a particular task, confident and willing to speak up as required to properly address issues.
5. Experience in the following software currently being utilized is preferred (but not required):
a. Autodesk Construction Cloud (Project Management)
b. BIM Collaborate (3D Coordination)
c. Building Connected-Pro (Bid Software)
d. Asta Powerproject (Scheduling)
e. Microsoft Products (Email, etc.)
