Job Description:

Position Summary

Support the mission of GCCVA by providing leadership, expertise, and management of site development, facilities maintenance, and improvements of assets. The Director is responsible for providing management of all construction, renovation and facilities maintenance activities.

Essential Duties(Other duties within the scope of this position may be assigned.)

1. Collaborates as a strategic partner reaching across all departments in the organization to ensure specific business needs are met as related to construction or facilities improvement.

2. Responsible for budgeting site expenses, staffing needs, and capital expenditures yearly.

3. Plans, organizes, and directs activities concerned with the construction and maintenance of structures, facilities, and systems.

4. Directs development of project plans outlining tasks, responsible parties, deadlines and budgets for each major project.

5. Assists VP Community Engagement and Real Estate with assessing potential sites based on established criteria in support of Strategic Plan.

6. Provides scope of work to vendors to create contracts. Negotiates revisions, changes and additions to contractual agreements with architects, engineers, consultants, contractors, clients, suppliers and subcontractors.

7. Negotiates fees and cost estimates with vendors that are fair and equitable for Goodwill and the business partner.

8. Supervision and daily oversight of active construction/renovation projects.

9. Develops and nurtures relationships with vendor partners.

10. Establishes relationships with county / city members of planning, inspection and zoning.

11. Responsible for the professional development and ongoing performance management of our associates.

12. Pursues personal development and encourages associates to do so utilizing VBL program and process, Goodwill Academy of Virginia offerings, and other growth opportunities as appropriate.

Supervisory Responsibilities

The associate in this position has supervisory responsibility for designated associates in their department.

Education/Experience/Certificates/Security Clearance

• High School Diploma or GED required. Bachelor's degree preferred.

• 5 Years' experience in a related field required.

• Construction Management Certification preferred.

• Valid state driver's license, insurance and satisfactory driving record are required.

• Associates in this position will be required to successfully pass both state and federal criminal background checks and sex offender check.

• Working knowledge of architectural / CAD applications and drawings. Proficiency in the use of Microsoft Project Manager, Visio and Microsoft Office Suite (Word, Excel, PowerPoint) required.

• Proficiency in the principles, theories, and practices of real estate, architecture, construction techniques, practices of facilities operations, maintenance, and management, materials, methods, and the appropriate tools to construct objects, structures, and/or buildings, required. • Demonstrated mastery of the principles and practices of construction, mechanical engineering, electrical engineering, design techniques, principles, tools and instruments, required. • Experience in the procurement and/or administration of contracts, required. • Experience in the management of real estate contracts; bid, quote and award procedures; and previous experience maintaining budgets, required. • Will accept an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job as listed above.
