The Project Manager will be responsible for planning, executing, and closing multifamily construction projects that utilize stick frame techniques. The ideal candidate will have extensive experience in managing residential construction projects, strong leadership skills, and a proven track record of delivering projects on time and within budget.
Key Responsibilities:
Project Planning and Coordination:
Develop comprehensive project plans, including timelines, budgets, and resource allocation.
Coordinate with architects, engineers, subcontractors, and other stakeholders to ensure project specifications and requirements are met.
Prepare and manage project schedules, ensuring that milestones and deadlines are achieved.
Budget and Financial Management:
Oversee project budgets, including estimating costs, tracking expenses, and managing change orders.
Review and approve invoices, and ensure financial controls are in place.
Implement cost-saving measures while maintaining high-quality standards.
Site Management and Oversight:
Supervise day-to-day operations on the construction site, ensuring compliance with safety regulations and building codes.
Manage subcontractors and construction crews, providing guidance and resolving any issues that arise.
Conduct regular site inspections to monitor progress and quality of work.
Communication and Reporting:
Serve as the primary point of contact for all project-related communications with clients, stakeholders, and internal teams.
Prepare and present progress reports, including updates on timelines, budgets, and any issues or changes.
Facilitate regular project meetings to review progress, address concerns, and align on objectives.
Risk Management and Problem Solving:
Identify potential risks and develop mitigation strategies to address challenges proactively.
Resolve conflicts and issues that arise during the project lifecycle, ensuring minimal disruption to project progress.
Ensure compliance with all regulatory and safety requirements.
Quality Assurance:
Maintain high standards of workmanship and quality throughout the construction process.
Implement and oversee quality control procedures to ensure that the project meets or exceeds industry standards and client expectations.
Qualifications:
Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.
Proven experience (5+ years) as a Project Manager in multifamily construction projects, with a focus on stick frame construction.
Strong knowledge of construction processes, building codes, and safety regulations.
Excellent leadership, organizational, and communication skills.
Proficiency in project management software and tools.
Ability to manage multiple tasks and projects simultaneously while maintaining attention to detail.
Strong problem-solving skills and ability to make decisions under pressure.
Certification such as PMP (Project Management Professional) is a plus.
