Key Responsibilities:
As the Director of Preconstruction, you will play a critical role in managing the planning and early stages of multiple multifamily and commercial construction projects. This is a leadership position that requires strong collaboration with the executive team, clients, subcontractors, and internal departments to ensure the successful delivery of projects from concept to start of construction.
Preconstruction Leadership: Lead the preconstruction process for multiple multifamily and commercial projects, overseeing cost estimation, value engineering, budgeting, and scheduling.
Team Management: Manage and mentor a team of preconstruction professionals, including estimators, project managers, and coordinators, ensuring effective collaboration and performance.
Client Engagement: Serve as the primary point of contact for clients during the preconstruction phase, establishing and maintaining strong relationships and ensuring client satisfaction.
Cost Estimation and Budgeting: Develop detailed and accurate cost estimates, working closely with the estimating team, project managers, and subcontractors. Ensure all estimates meet client expectations and align with project goals.
Value Engineering: Identify and implement cost-saving opportunities without sacrificing quality or design intent, balancing budget considerations with project objectives.
Risk Management: Assess potential risks in project scope, budget, and schedule and develop strategies to mitigate those risks.
Qualifications:
Experience: Minimum of 10 years in the construction industry, with at least 5 years in a preconstruction leadership role, preferably in multifamily and/or commercial construction.
Education: Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.
Technical Expertise: Strong understanding of preconstruction services, including estimating, budgeting, value engineering, and scheduling. Proficient in construction software tools (e.g., Bluebeam, Procore, On-Screen Takeoff, or similar).
Leadership Skills: Proven ability to lead, mentor, and develop a team of professionals while fostering a collaborative work environment.
