Job Description:

Who We Are: Banneker Ventures is an award winning diversified real estate firm with annual revenues near $30MM. Banneker's four divisions include: real estate development, general contracting, construction management and facilities management. These divisions support the Company's own real estate portfolio as well as third party institutional clients. The Company specializes in multifamily development and construction as well as commercial construction, primarily in the District of Columbia and Maryland. The Company is currently working on $800 million in multifamily and government projects.

We are seeking an experienced Real Estate Asset Manager to oversee the management of three key properties in our portfolio located in DC: an 81-unit property (The Clara on MLK), a 34-unit property (The JC Layne at Euclid), and an 18-unit property (The JC Layne at Georgia Avenue). The successful candidate will be responsible for maximizing the value and performance of these assets through strategic oversight, operational efficiency, and tenant satisfaction.

Key Responsibilities:

  • Portfolio Management: Oversee day-to-day operations of The Clara, The JC Layne at Euclid, and The JC Layne at Georgia Avenue, including weekly site visits and walkthroughs of each property.
  • Financial Performance: Develop, implement, and track financial strategies to enhance asset value, including budgeting, forecasting, and financial reporting.
  • Tenant Relations: Foster strong relationships with tenants to ensure high occupancy rates, timely rent payments, and tenant satisfaction. Liaise with the property management team and legal counsel on any landlord-tenant disputes or litigation to maintain the owners' interests.
  • Property Maintenance: Coordinate with property management teams to ensure properties are well-maintained and comply with all safety regulations and standards.
  • Partnership Management: Liaise with property co-owners and partners, ensuring alignment on strategic goals, transparent communication, and regular owners' meetings as dictated by the partnership.
  • Market Analysis: Conduct regular market research to stay informed of industry trends and adjust asset management strategies accordingly.
  • Lease Management: Oversee leasing and marketing efforts executed by the management companies. Establish and review leasing policies, pricing, and activities, including renewals and negotiations, to ensure optimal occupancy and rental rates.
  • Regulatory Compliance: Ensure all properties comply with local, state, and federal regulations, with specific knowledge and experience of the District of Columbia's Rental Housing Act of 1985 and subsequent amendments required.
  • Reporting: Review regular reporting provided by the property management company for accuracy and financial integrity. Liaise with the internal accounting team to reconcile property-level accounting with entity-level accounting and ensure accurate representation of P&L, Balance Sheet, and other financial reports. Prepare comprehensive reports for senior management and stakeholders on the performance of the properties.
  • Strategic Planning: Develop relationships with potential service providers, particularly prospective management companies, to ensure we are always working with the best possible partners. Provide insights on best practices and new ideas/improvements for implementation across the portfolio or in new development projects. Advise and provide data to the Development teams to ensure accurate modeling assumptions for new projects.

Qualifications:
  • Bachelor's degree in Real Estate, Finance, Business Administration, or a related field.
  • Minimum of 5 years of experience in real estate asset management, preferably within a real estate development or investment firm.
  • Knowledge of local/municipal regulations such as the District of Columbia Rental Act of 1985 and subsequent amendments.
  • Proven track record of managing multi-family residential properties.
  • Strong financial acumen and experience with budgeting, financial analysis, and reporting.
  • Excellent communication and interpersonal skills.
  • Ability to work collaboratively with various stakeholders, including non-profit partners and co-owners.
  • Proficiency in property management software and Microsoft Office Suite.
  • Detail-oriented with strong organizational and problem-solving skills.

Preferred Qualifications:
  • Master's degree in Real Estate, Finance, or a related field.
  • Professional certifications such as CPM (Certified Property Manager) or CCIM (Certified Commercial Investment Member).

Salary Range:
  • $75,000 to $90,000 per year, commensurate with experience and qualifications.
