Under limited supervision, performs a variety of routine and semiskilled tasks involving general maintenance and/or repair of client facilities, equipment and grounds.
Roles and Responsibilities:
Maintenance - Drywall repair, painting, plumbing and minor carpentry.
Training for job duties provided by company as required
Strong interpersonal skills and the ability to function as a team member in a demanding service environment
Ability to handle multiple projects with a minimum of direction
Some knowledge of computers preferred
Sound judgement and a high level of work ethic
Must have the ability to complete required safety classes that pertain to specific job duties
Performs all work in accordance with company safety procedures
Operates power tools and site mobile equipment
Keep building exterior and parking garage free from snow and ice
Respond to tenant requests and building work orders and complete documentation
Assist with preventative maintenance tasks and keep records
Follow schedule and respond to after-hours calls as needed
Assist with vendors and contractors performing site visits
Maintain elevator lobbies
Maintain parking garage and loading dock area
Maintain exterior grounds: perform trash pick-up, blow leaves in fall, run tractor to remove snow from sidewalks and garage, use salt spreader on sidewalks and in garage, operate power washer
Maintain building equipment including a John Deere Gator, tractor, snow blower, power washer and billy goat
Keep parts and supplies organized and stocked
Assist with overtime and non-standard hours as needed
Salary: $23.00/hr. - $28.00/hr.
The hourly rate is between $23.00 and $28.00per hour, and the anticipated annual base compensation range for this position will be $47,840 - $58,240 inclusive of required overtime.
Working Conditions: Work performed both inside and outside, sometimes during inclement weather.

QUALIFICATIONS
2 years of Maintenance Technician experience required
High school diploma or GED required
Should have basic understanding of electrical and plumbing - will be required to troubleshoot issues with toilets and change light bulbs and ballasts
Must have strong work ethic and be self-motivated
Ability to work independently as well as with a team
Ability to prioritize, multi-task and manage time efficiently
Ability to problem solve and report maintenance needs to the Building Engineer
Must be capable of receiving instructions and following through
Must be willing to utilize smart phone provided by company
Must be able to lift and carry 50 pounds, climb stairs and ladders
