Direct hiring agency for a National Consumer Services Brand headquartered in Phoenix, AZ.

The Location Growth Manager has a vital role within the marketing team, working closely with cross-functional partners in Operations and Finance to drive lead acquisition and expand the company's physical presence across 30+ markets.

The Location Growth Manager is responsible for identifying, securing, and managing commercial locations for warehouses and other facilities. This includes local market analysis, lease negotiation, property management, and ensuring compliance with all necessary protocols, including advanced verification with Google for Google My Business (GMB) and Local Service Ads (LSA). This role is essential for both organic growth in existing markets and the accelerated expansion into new markets.

Duties/Responsibilities:

1. Market Growth:
  • Expansion Opportunities: Utilize online commercial real estate platforms and other resources to identify new market opportunities. Coordinate property viewings between listing agents and Area Managers.
  • Lease Negotiation: Lead negotiations on lease terms, ensuring favorable conditions for the company. Finalize and submit lease agreements for CFO approval and signature.
  • Location Setup: After lease execution, oversee the outfitting of new locations, including ordering necessary furnishings, signage installation, and ensuring readiness for marketing activities.
  • Marketing Integration: Ensure new locations are live across all marketing channels, including Google Business Profile and Local Service Ads, to maximize visibility and lead generation.

2. Property Management:
  • Day-to-Day Operations: Manage utilities, handle lease renewals, and address on-site issues as they arise. Ensure all properties are compliant with lease terms and local regulations.
  • Risk Prevention: Develop and implement risk prevention processes to minimize potential issues. Quickly address any property-related concerns to maintain operational efficiency.
  • Tenant Relations: Serve as the primary point of contact for landlords and property managers. Navigate any disputes or concerns related to the properties.

3. Database Management:
  • Document Management: Maintain and organize all relevant documents, including lease agreements, insurance policies, utility contracts, and service agreements.
  • Information Tracking: Keep detailed records of each location, including size, utility providers, landlord information, Area Manager contact details, and other critical data.
  • Compliance and Reporting: Ensure all location-related documentation is up-to-date and compliant with company standards and legal requirements.

Skills Required for the Location Growth Manager Role
  • Commercial Real Estate Expertise: Strong understanding of commercial real estate, including market analysis, property evaluation, and lease negotiation.
  • Property Management Skills: Experience in managing multiple properties, including handling leases, utilities, and maintenance issues.
  • Project Management: Ability to manage multiple projects simultaneously, with a focus on meeting deadlines and achieving growth targets.
  • Negotiation Skills: Proven ability to negotiate favorable lease terms and contracts with property owners and vendors.
  • Data Management: Strong organizational skills with the ability to maintain accurate and detailed records across multiple locations.
  • Google My Business & LSA Expertise: Proficiency in managing Google My Business profiles and Local Service Ads, including the advanced verification process.
  • Communication Skills: Excellent verbal and written communication skills, with the ability to interact effectively with internal teams, landlords, and external partners.
  • Attention to Detail: High level of attention to detail, ensuring all aspects of location management are executed accurately and efficiently.
  • Problem-Solving Ability: Strong problem-solving skills, with the ability to quickly address and resolve any issues that arise.
  • Sense of Urgency: Ability to detect emergent situations and ability to alert/gather necessary team members to resolve time sensitive issues.
  • Collaboration with 3rd Parties: Ability to develop strong partnerships with multiple vendors supporting all aspect of real estate and marketing.

Education and Experience:

  • Bachelor's degree or equivalent experience in Business Administration, Real Estate, Marketing or Analytics, Statistics, or a related field.
  • Minimum of 5 years of combined experience with commercial real estate, contract negotiation, preparing legal documents, marketing, location/property management
  • Extensive experience with Google for Google My Business (GMB) and Local Service Ads (LSA)
