Land Acquisition Manager (Department Head)

Orlando, FL

What you'll do:
  • Oversee the Land Acquisition Department including hiring and employee development.
  • Play an active role in deal making! Source, place under contract, receive governmental approval, and close on new land assets (undeveloped land + developed lots) in Seminole and Volusia counties.
  • Work with property owners, brokers, land developers, city officials and others to secure land.

Responsibilities:
  • Plan, direct and coordinate all land acquisition activities for assigned territory.
  • Negotiate the acquisition of properties with landowners, attorneys or brokers.
  • Identify and qualify potential land acquisitions in alignment with division goals.
  • Manage the due diligence process on land acquisition opportunities, including initial master planning work in close coordination with internal design and land development teams.
  • Manage, coordinate resources for, and meet all entitlement needs for land acquisitions.
  • Monitor development phases and entitlement processes post-closing.
  • Maintain responsibility for developing departmental overhead budget and controlling the budget.
  • Manage the land/lot purchase contract process with division counsel, outside counsel, and region counsel.
  • Collaborate with the Land Development Department on potential development communities.
  • Develop business community relationships and scout other avenues for possible acquisitions.
  • Prepare land valuation analysis and corporate budgets.
  • Prepare memoranda and other documentation and analytics for corporate approval for land buys.

What you'll need:
  • 8+ years of successful land acquisition experience in the homebuilding industry (or similar).
  • Have been the lead person directing numerous iterations of underwriting complicated development projects.
  • Experienced in the use of market research tools and knowledge of GIS mapping applications and Google Earth.
  • Working knowledge of Florida zoning and land use practices, development standards, and utility solutions.
  • Ability to read and interpret lot plans, plat plans.
  • Strong MS Office skills (Excel, Outlook, etc).
