Your Opportunity

Ohana Design & Build is looking for a full-time, detail-oriented, multitasking Senior Project Manager to join our Development Team in our Park City office, as we support a range of exciting initiatives across our diverse construction projects. The right candidate is resourceful and organized, and able to work closely with multiple stakeholders responsible for overseeing all aspects of pre-construction from start to finish. Key responsibilities include ensuring all design documentation, including architectural, structural, and MEP plans, are aligned with project goals and timelines, and facilitating value engineering processes to optimize design while controlling costs. This person will also lead the pre-construction process, including budgeting, scheduling and procurement planning.

The ideal candidate will be entrusted with managing multiple critical path tasks at any given time, empowered to work independently and effectively within our highly entrepreneurial firm. Great communication - both written and verbal - is a must, as is an ability to maintain confidentiality and handle sensitive information, as this role interfaces with Ohana Design & Build team members, clients, vendors, and subcontractors both in person and remotely. You should be proficient in BuilderTrend, Excel, Blue Beam, Adobe Acrobat, Microsoft 365, PowerPoint, and other relevant computer applications.

Key Responsibilities

In the role of Senior Project Manager, specifically you will:
• Create and maintain construction schedules, coordinating with subcontractors and the Superintendent
• Perform or obtain accurate take-offs and collaborate on bid packages
• Confirm subcontractor meetings, perform follow-up calls, and handle handoffs to the Superintendent
• Write and release detailed POs, including scope of work, cost codes, and compliance penalties
• Create and obtain approval for Change Orders, ensuring proper documentation and communication
• Review project invoices and log them in budget
• Complete and update the project FLOW file, review daily logs, and write weekly progress updates
• Set up and run PTM meetings, coordinating with the Superintendent and maintaining meeting agendas
• Write RFIs, manage submittals, maintain project files, and assign To-Do's in BuilderTrend
• Manage compliance with contractual responsibilities, contract documents, and provide dispute resolution and risk mitigation
• Manage all documents such as shop drawings, RFIs, and addendums
• Provide regular performance status reports regarding cost forecasts, schedule, and safety

Design Management:
• Collaborate with architects, designers, and consultants to ensure design objectives align with client expectations
• Manage the design review process, coordinating approvals from internal and external stakeholders
• Ensure all design documentation, including architectural, structural, and MEP plans, is aligned with project goals and timelines
• Facilitate value engineering processes to optimize design while controlling costs

Preconstruction:
• Lead the preconstruction process, including budgeting, scheduling, and procurement planning
• Collaborate with the construction and development teams to establish a clear scope of work and comprehensive project estimates
• Review and negotiate bids, contracts, and proposals from contractors and vendors to ensure alignment with project goals and budget
• Ensure compliance with building codes, permitting processes, and zoning regulations throughout the preconstruction phase
• Prepare and maintain detailed project schedules, ensuring all preconstruction milestones are met

Required Experience, Skillset, and Abilities:
• 7+ years of construction project management experience with a focus on design management in high end residential (preferably in the Park City area). with at least 5 years in a senior or leadership role
• Bachelor's degree in architecture, construction management or engineering
• Strong knowledge of construction processes, building codes, regulations, and safety protocols.
• Proficiency in BuilderTrend, or similar project management software
• Exceptional communication, negotiation, and leadership skills
• PMP certification or similar project management certification is a plus
• Ability to travel as required for project site visits and meetings
