Job Description:

Role Responsibilities:
  • Intermediary Functions: Serve as a liaison between development, construction, accounting, and legal teams to generate financial and cost reports.
  • Compliance: Ensure adherence to established procedures for all cost-related processes.
  • Reporting: Manage weekly and monthly cost reporting for projects, including internal reports for upper management and external reports for partners, lenders, and tenants. Be prepared to discuss relevant cost information with upper management.
  • Cost Code Structure: Collaborate with the development manager, project management, and accounting to convert estimates or proformas into the project's cost code structure.
  • ACR Maintenance: Maintain the structure of the ACR throughout the project by performing transfers and creating new cost codes to track budget, contracts, allowances, unbought scope, and holds.
  • Cost Analysis: Prepare cost analyses and reports containing historical, current, and forecasted information for project stakeholders.
  • Budget Management: Maintain a comprehensive understanding of the project's hard and soft cost budgets, including remaining procurement work and available contingencies or holds.
  • Contingency Reporting: Report on committed and projected uses of contingency funds, including procurement and exposure uses.
  • Change Event Management: Manage and report on the project's change events log for hard and soft costs, ensuring all change events are tracked with relevant information including budget source and exposure amounts.
  • Hold Tracking: Work with the procurement team to understand holds, tracking and reporting on current and anticipated use of hold dollars.
  • Risk Incorporation: Ensure anticipated risks are incorporated into cost analysis and projections.
  • Estimate Collaboration: Collaborate in detail with the development, design, and construction teams to create and review estimates.
  • Cash Flow Preparation: Prepare and update cash flows as required.
  • Procurement Collaboration: Verify bid package budgets with the procurement team.
  • Contract Closeout: Assist in contract closeout and ensure accurate incorporation of all cost data into the closeout process.

Qualifications:
  • Minimum of 3-5 years of relevant experience in real estate development or construction management.
  • Bachelor's degree in Engineering or Construction Management. Other undergraduate degrees may be acceptable if accompanied by a master's degree in Construction Management.
