As a Preconstruction Manager / Estimator, you will estimate commercial construction projects ($2M to $30M+.) Your experience in successfully estimating and/or managing capital improvement projects for at least the last five consecutive years and your proven ability to work as part of a team will allow you to be considered for this position.
Experience working on commercial construction projects such as healthcare (HCAI) and life science is preferred.
In this position, you will oversee the estimating process for projects bid and awarded for which you are as signed. You will play a significant role in refining standardized procedures, methods, and strategies for estimating and training estimating resources in the use of the same.
A Preconstruction Manager / Estimator will oversee the analysis of past performance on projects, assist in enhancing estimating standards for all future estimates based on such research, and assist in supervising the historical cost database and bid management and estimating software.
The Preconstruction Manager / Estimator collaborates with the Chief Estimator on procedures, processes, techniques, and personnel decisions for assigned projects. A Preconstruction Manager / Estimator works with their team and leadership to further develop department standards for deliverables such as bid packages, deliverable formats, and budget tracking tools.
Duties and Responsibilities
Familiarity with all trades/crafts required to complete the estimate.
Maintain a real-time cost database for use in preparing estimates.
Develop, grow, and maintain relationships with subcontractors and vendors.
Request, review, modify and recommend subcontractor proposals for the overall estimate.
Host virtual and in-person scope review meetings with subcontractors, design teams, and team members.
Work collaboratively with the Pre-Construction and Operations teams in project pursuits and support after the award.
Participate in client presentations as required.
Attend industry events and functions to assist in developing client and subcontractor relations.
Proficient in plan reading and strategic construction means and methods.
Draft subcontract agreements.
Requirements and Qualifications
Bachelor's degree in engineering, construction management, or mathematics is preferred.
Experience using Timberline, On Screen Take-off, BIM 360, Procore, or equivalent should be easily demonstrated on account of the work history pre-requisites.
Experience with VDC coordination is preferred.
