What will this Director/ Managerof Purchasing position consist of?
The Director of Purchasing position will work closely with the Estimating, Construction, and Operations teams to support Company objectives by maintaining a strong base of subcontractors/suppliers as well as negotiating pricing and terms of delivery for material and labor in the construction of attached condominium and single-family homes.
Job Responsibilities of a Director of Purchasing
Expand and maintain professional and consistent supplier relationships and communication
Recruit trades and suppliers to develop a deep bench of potential new partners
Provide objective analysis on costs, review cost reduction activities, and prepare reports and updates on a quarterly basis
Monitor cost trends, industry innovations, and the supply chain environment to identify potential risks or new opportunities
Negotiate contracts and work to improve prices or realize savings with suppliers/trade partners
Purchase materials, labor, and services to meet specified cost, quality and schedule objectives
Support the purchasing/estimating function along with other departments throughout the company by maintaining accurate cost and supplier information
Communicate and proactively address any supply concerns which may impact construction operations or home delivery schedules
Define terms of business and relay scopes of work with new and existing partners
Ensure compliance to company guidelines and procedures, engaging with suppliers/trade partners to resolve price, quality, delivery or communication issues
Onboard new suppliers/trade partners to establish consistent delivery of quality
Work with Construction team to evaluate suppliers/trade partners to ensure contract compliance and compile supplier/trade partner performance data
Participate as a member of the Value Engineering team
Collaborate with other departments to encourage and identify continuous improvement opportunities
Competencies/Required Skills and Abilities for the Purchasing Director
Bachelor's degree or equivalent years of work experience
Minimum 3 years of experience in a Purchasing or Supply Chain Management role required, experience in Construction or Manufacturing environment preferred
Strong negotiating, decision making, organizational, and problem-solving skills
Advanced verbal and written communication skills
Proficient in MS Excel, MS Word, and MS Outlook, experience with CRM, ERP, or project scheduling software a plus
Ability to work both independently and within a team to ensure accuracy and efficiency Other Requirement (e.g. Travel, Physical Demands)
Some travel may be required within our geographic market area.
Employee must own or lease a vehicle and possess a valid driver's license with insurance coverage.
