Job Description:

Braden Property Management (BPM), the leading and fastest-growing property management firm in the Charlottesville area, is seeking a dynamic, resourceful, and energetic Residential Portfolio Director (RPD). Reporting directly to the Chief Operating Officer, the RPD will lead the portfolio management department. This role requires significant experience in managing residential rental properties, as well as expertise in leasing, property maintenance, asset management, marketing, and optimizing portfolio performance. Success in this role hinges on running a well-defined set of processes in a cyclical, calendar-based operation, maintaining, defining, and streamlining policies and procedures, developing staff expertise, fulfilling fiduciary responsibilities to clients, building strong, collaborative relationships with BPM staff and key stakeholders, and guiding a team of 4-5 staff to achieve the Key Performance Indicators (KPIs) set by BPM leadership.

PRIMARY JOB DUTIES

Portfolio Management
  • Lead a team of portfolio managers to achieve defined goals in key areas such as occupancy rates, economic vacancy, rent escalation, and days on market.
  • Oversee the daily operations of the portfolio management department, ensuring the management of real estate assets aligns with BPM's standards for excellence, quality, and customer service, while upholding fiduciary responsibilities to clients.
  • Manage a limited portfolio of properties for full service management.
  • Implement cutting-edge technology platforms to streamline operations, enhance efficiency, and deliver exceptional user experiences for clients and stakeholders.

Supervision
  • Lead a team of 4-5 staff responsible for core portfolio management services, offering operational guidance, conflict resolution, and consultation on complex property management scenarios.
  • Conduct quarterly and annual performance reviews and set and track individual staff goals that reflect larger company strategic initiatives.
  • Promote subject matter expertise by facilitating ongoing training and development in relevant areas.
  • Represent the department as part of Braden Property's Leadership Team.

Compliance & Analysis
  • Enforce and revise property management policies, contracts, and lease terms.
  • Assist in developing and revising departmental policies and procedures.
  • Perform regular audits of the department by reviewing and analyzing portfolio reports.

Growth
  • Execute the implementation of new service offerings and business expansions to align with current and future strategic objectives.

TRAVEL, DRIVING, AND OTHER EXPECTATIONS

A valid driver's license and reliable personal transportation are required for travel to properties in and around Charlottesville, VA. The candidate must also have a cell phone to maintain accessibility to coworkers, residents, clients, and vendors. A background check will be conducted.

REQUIRED EDUCATION AND EXPERIENCE

Education
  • Five+ years of experience in property management experience required
  • Bachelor's degree preferred
  • Real Estate License preferred. In lieu of license, must have ability to obtain a real estate license within 3 months of employment at company's expense

Skills
  • Demonstrated strengths in operations management, financial management, team leadership, culture building, data review and analysis, and sound decision-making.
  • Customer-focused and goal-driven, with excellent oral and written communication skills.
  • In-depth knowledge of property management, fair housing, and relevant laws and regulations.
  • Must possess a valid Driver's License and reliable transportation.
