Job Description:

The AVP, Acquisition & New Grocery Development will be responsible for assisting the SVP Development and Redevelopment in the pursuit of potential grocery development opportunities. The role includes a variety of special projects and tasks with an emphasis on grocery development. Core responsibility include but not limited to land assemblage, negotiating contracts, and investigating site criteria in the development process including, but not limited to reviewing construction estimates and construction plans, working with municipalities in receiving entitlements, working internally with all team members and other cross-functionable teams within PECO. The position will report to the SVP Development and Redevelopment and would ideally be located in one of the PECO Corporate offices such as Cincinnati, OH or Atlanta, GA.  Open to remote candidates located in the Eastern half of the United States.  

Essential Duties and Responsibilities:


  • Review new grocery development opportunities nation-wide.

  • Key responsibility on land assemblage, site investigation, site due diligence, initial transactional phase of securing site, construction support, entitlements and sourcing opportunity.

  • Travel to markets to meet with sellers, brokers, JV Partners, and local authorities.

  • Organize, attend and present at any zoning, permitting, or local/state jurisdiction meetings.

  • Create library of available sites nationwide.

  • Assist in supporting documents or information for presentations created by AVP Development (AVPD).

  • Work closing in assisting the AVPD in all financial models and development site information including contracts, site information and other items as requested.

  • Build relationships in key markets with local land brokers, developers, and municipalities.

  • Originate opportunities which may include raw land or existing retail sites to repurpose to meet the grocery development goals.

  • Work closely with the SVP Development/Redevelopment and the AVPD to assist the team in the development strategy of the grocer in emerging markets.

  • Provide finance related support in strategies created for each pursuit model.

  • Collect all research related information on the site and cross collaborate internally with PECO departments in assembling this information for analysis and presentation purposes directly with AVPD.

  • Assist in active qualification of potential sites including research on ownership.

  • Assist in working through all contracts and communication involved in the land acquisition and development process.

  • Communicate with all third parties and the AVPD to assist in managing the development process. 

Education / Experience Requirements:


  • Bachelor’s Degree required; with CCIM Designation preferred.

  • Commercial retail and/or development experience required with an emphasis on land assemblage, ground up development, entitlements, grocery experience, and negotiating contracts.

  • 10+ years of experience preferably in development, construction, property assemblage, contract negotiations, entitlements, finance, transaction experience or combination thereof.

  • Initiating and responding to change; demonstrated ability to identify, develop, and implement process/system improvements.

  • High sense of urgency and ability to work independently with a focus towards achieving milestones and delivering financial returns.

  • Travel as needed to development sites and ICSC events.

  • Proficiency PC Microsoft Office with Excel capabilities required.

  • Well-developed communication skills.

  • 10 year(s): Real estate experience preferably in development, construction, property assemblage, contract negotiations, entitlements, finance, transaction experience or combination thereof.
