GENERAL PURPOSE:
The Project Manager serves as the primary day-to-day manager for contract/project performance on one or more Mantis projects. Responsible for high quality/high performance project delivery which meets or exceeds the requirements of the contract agreement between Mantis and the client in a professional, safe, and financially viable manner. Meets all professional and legal requirements for performing the work assigned.
The work you’ll be involved in will focus on a catalog of critical assets inclusive of all types of HVAC equipment, from central plants to terminal units. Each asset is linked to a schedule of routine maintenance activities which are executed by mechanical contractors. This person will support specific HVAC accounts by providing the services listed below in support of the overarching program.

Project Management, HVAC

    • Manage onsite investigations carried out by the field teams
    • Manage multiple projects at various phases and in various locations, from project identification through design, planning, client approval, and financial closeout.
    • Demonstrate full accountability for “cradle to grave” management of projects.
    • Develops or assists in developing project budgets including hard and soft costs with a focus on the operations and maintenance of HVAC systems and equipment across varying types of public facilities
    • Maintains client agency relationships and may assist in or manage conflict resolutions
    • Develops relationships with contractors and evaluates their performance on execution of the HVAC inspection, testing and maintenance program
    • Identifies and addresses areas of concerns, liabilities and risk (cost, program disruption, errors and omissions, safety, etc.)
    • Review maintenance activities as developed by clients and make recommendations on additional scope or modifications based on industry and manufacturers standards
    • Strong service/support orientation
    • Ability to handle customer issues with sensitivity and efficiency
    • Ability to handle technical HVAC questions
    • Attend scheduling, progress, and performance meetings as needed
    • Meet with contractors to ensure they are prepared to implement maintenance activities
    • Assist with providing access to sites throughout contractor mobilization
    • Meet with staff as needed to ensure maintenance activities are coordinated with client agency operations
    • Address reports of poor performance and make recommendation to clients
    • Travel between 30%-35% throughout the year

Administration, Managing Client Relationships, Financials

    • Builds relationships with client, client project management team, client security, and client technology teams.
    • Understands what outcomes client is expecting and is the liaison between Mantis team and Client team ensuring accurate execution of plan resulting in delivering desired outcomes.
    • Effectively manages issues and concerns with client in a professional and productive manner.
    • Prepares for engagement reviews and quality assurance procedures.
    • Develops risk management plans, and lead teams through established processes in order to ensure no impacts or incidents occur.
    • Oversee and prepare accurate project documentation for all phases of project including project set-up form, budgets, schedules, tracking progress, meeting minutes, financial funding requests, and status reports on-time and in accordance with pre-established formats in order to pass all project documentation reviews with client.
    • Ensures project documents are complete, current, and stored appropriately.
    • Works with Project Accounting team to ensure appropriate revenue recognition, ensures timely and accurate invoicing, accurate cash and revenue forecasting, and assists with receivables for project if needed.
    • Manages project budget.
    • Analyzes project profitability, revenue, margins, bill rates and utilization.
    • Approves expenses and labor specific to assigned projects.

MINIMUM QUALIFICATIONS

    • 5+ years of project management experience in HVAC installation and repair projects.
    • Strong basis of knowledge in HCAV systems, project scope development, budgeting, scheduling, risk management and contract negotiations is required.
    • Proficient with the use of Microsoft Office Suite, project scheduling software, and web-based applications
    • Active in industry related professional organizations
    • Ability to work with extended project teams including field teams, contractors, and remote teams.

PREFERRED QUALIFICATIONS

    • 8+ years of project management experience in all aspects of construction in HVAC installation and repair projects, HVAM, and/or building envelope related work preferred but not required
    • BS or higher degree in architecture, engineering, or construction preferred but not required
    • Project Management certification preferred but not required
    • Six Sigma or Lean experience preferred but not required
    • Active Registration as a professional engineer or architect preferred but not required

$85,000 - $115,000 semi monthly
