What You'll Do:
Lead Due Diligence & Project Planning: Shape future developments by preparing/reviewing budgets and schedules for amenities and entry monuments. Provide feedback on engineering and landscape plans.
Manage Construction Schedules & Progress: Create, manage, and monitor project schedules, keeping the Development Director updated on progress.
Collaborate on Bid Review & Awards: Analyze site development bids with the Development Director and recommend contract awards.
Drive Design & Permitting: Oversee the design, permitting, bidding, and awarding processes for project amenities and entry monuments.
Financial Oversight: Review invoices, negotiate change orders, and ensure projects stay on budget and schedule.
Field-Level Development Leadership: Manage site development through regular visits, ensuring smooth execution of infrastructure, landscaping, and amenities.
Engage with Officials & Utility Partners: Coordinate with inspectors, utility companies, and other parties to ensure compliance and keep projects on track.
Ensure Compliance & Quality Control: Manage environmental compliance (NPDES/SWPPP) and lead on-site inspections and project turnovers.
Uphold Professionalism & Integrity: Conduct all business ethically, enhancing customer satisfaction and company profit.
Lead a team of two or more in Operations, handling hiring, training, performance appraisals, and day-to-day management.
Key Qualifications:
Education: High school diploma or GED.
Experience: 3+ years in landscaping, irrigation, hardscape installation, and maintenance.
Problem Solving: Ability to follow instructions and think on your feet in various situations.
Tech Skills: Proficient in MS Office and email; comfortable using FOR and DRH applications.
