THE ROLE

We are seeking a dynamic and experienced Director of Project Management to lead our efforts in multi-family apartment building restoration, asset preservation, and value-add initiatives. The ideal candidate will have a strong background in construction management, project planning, and team leadership, with a proven track record of successfully managing complex projects within the real estate industry.

THE DETAILS
  1. Project Planning and Execution:
  • Develop comprehensive project plans, scopes of work, timelines, and budgets for multi-family apartment building restoration, preservation, and value-add projects.
  • Oversee all phases of project execution, ensuring adherence to timelines, quality standards, safety, and budgetary constraints.
  • Coordinate with direct reports, internal teams, external contractors, architects, stakeholders, and engineers to ensure seamless project delivery.
  1. Budget and Cost Management:
  • Establish and manage project budgets, closely monitoring expenses and identifying opportunities for cost savings.
  • Negotiate contracts with vendors and contractors to secure competitive pricing and favorable terms.
  • Implement cost control measures to optimize project profitability while maintaining quality standards.
  1. Team Leadership and Development:
  • Lead a team of project managers, construction field supervisors, and support staff, providing guidance, mentorship, and support as needed.
  • Foster a collaborative and results-driven culture within the project management team, encouraging innovation and continuous improvement.
  • Conduct regular performance evaluations, provide constructive feedback, and identify opportunities for professional development and growth.
  1. Stakeholder Communication:
  • Serve as the primary point of contact for stakeholders, including investors, property owners, and tenants, providing regular updates on project status, milestones, and any potential issues or challenges.
  • Facilitate effective communication between internal and external stakeholders to ensure alignment on project goals, priorities, and expectations.
  1. Risk Management and Compliance:
  • Identify and mitigate potential risks and obstacles that may impact project delivery or success.
  • Ensure compliance with relevant regulations, codes, and industry standards throughout the project lifecycle.
  • Implement robust safety protocols and procedures to maintain a safe working environment for all project stakeholders.

THE QUALIFICATIONS
  • Bachelor's degree in construction management, engineering, architecture, or related field preferred or equivalent experience.
  • Minimum of 5 years of experience in directing a team of project management professional within the real estate or construction industry, with a focus on multi-family apartment buildings.
  • Proven track record of successfully managing large-scale construction projects from inception to completion, including budgeting, scheduling, and quality control.
  • Strong leadership skills with the ability to inspire and motivate cross-functional teams to achieve project objectives.
  • Excellent communication and interpersonal skills, with the ability to effectively interact with stakeholders at all levels.
  • In-depth knowledge of construction methods, materials, and building codes/regulations.
  • Proficiency in project management software and tools (e.g., Microsoft Project, Procore, Primavera).
  • PMP certification or equivalent is a plus.
  • Located in one of Venterra's markets or relocation to Houston, TX.
