Construction Project Manager-Responsible for the supervision and management of all aspects of assigned projects from mobilization through punch list and demobilization, including client relations and cost control of general conditions and overall budget of the entire project.
Requirements:
Minimum 10 years of construction experience working as a Project Manager
Knowledgeable in general building and site/civil construction
Knowledge of reading project plans and specifications
Experience working on construction projects with available references
Intermediate level in Microsoft Office Applications (Word, Excel and Outlook)
Advance level of understanding of Procore
Experience managing schedules and working with Microsoft Projects
Leadership and motivational skills
Strong speaking skills to effectively communicate orders to workers, communicate complex information and technical details to Superintendent
Reliability, honesty, integrity, timely
Construction related Degree or equivalent job experience.
Job Duties:
Manages difficult customer situations, responds promptly to customer needs, responds to requests for service and assistance, and meets commitments
Responsible for the proper administration of construction contracts and for obtaining all necessary permits and licenses
Minimize exposure and risk by implementing safety standards and quality assurance controls
Coordinate subcontractors working on various phases of one or more projects at a time
Buyout project material and labor and ensure timely delivery
Oversee performance of all trade contractors and review architectural and engineering drawings to make sure that all specifications and regulations are being followed
Timely review of contractor pay apps and vendor invoicing
Timely project billing submissions to the owner
Assist accounting in timely payment to subcontractors and vendors
Track and control construction schedule and associated costs to achieve completion of projects within schedule and under budget
Update owner, architect and operation manager with progress reports and any necessary plan modifications
Negotiate and price all owner and subcontractor change orders then execute in a timely fashion
Plan, implement, track and closeout project for turnover to owner
Manage and maintain day to day client interactions and expectations
Keep emphasis on the client, develop an understanding of the client's culture, key people and processes
Provide guidance and direction for estimators during the estimation process
Understand and comply with the Company's Code of Business Conduct and Ethics and other industry-specific professional and ethical conduct standards
Hire contractors for the build and allocate responsibilities and tasks to them and other staff to ensure the project is completed efficiently
Supervise the work and performance of the team, providing advice and guidance where they can, as well as checking that health and safety standards are met
Establish benchmarks and use them to accurately determine progress of the project
Ensure no scope gaps while building budget
Distribute and track RFI's and Submittals----
Review and approve/deny all payment applications and invoices
Pre-Construction Subcontractors meetings with superintendent onsite
Conduct Owner progress meetings as required by project. Disperse meeting minutes
Notify Subs regarding billings
Billings must be submitted by the 20th of each month. If billings are not submitted on time SCS Construction will complete the billings. At this time the Subcontractor will not be able to dispute or change the amount that was submitted
