Position Overview: We are seeking a highly skilled and motivated Director of Preconstruction to lead our preconstruction team. The ideal candidate will have a deep understanding of the preconstruction process, including subcontractor solicitation, scope reviews, estimating, constructability reviews to ensure budget control. This role is crucial in setting the stage for successful project execution by ensuring comprehensive planning, accurate estimates, and effective subcontractor coordination.

Key Responsibilities:

Team Leadership:
  • Lead and mentor the preconstruction team, fostering a collaborative and results-oriented environment.
  • Manage project timelines, deliverables, and resources to ensure successful preconstruction outcomes.

Business Development:
  • Identify and pursue new business opportunities and strategic partnerships to drive company growth.
  • Stay informed about industry trends, market conditions, and competitor activities to inform business development strategies.

Proposal Writing and Preparation:
  • Lead the development of comprehensive and persuasive proposals for new projects, ensuring alignment with client requirements and company objectives.
  • Craft compelling narratives and project descriptions that highlight the company's strengths, capabilities, and value propositions.
  • Prepare and present proposal presentations to clients, addressing their needs and concerns effectively.

Subcontractor Solicitation:
  • Develop and maintain relationships with key subcontractors and suppliers.
  • Lead the process of soliciting bids and proposals from subcontractors for various project scopes.
  • Evaluate and prequalify subcontractors based on their experience, capabilities, and performance history.

Scope Reviews:
  • Conduct thorough reviews of project scopes, ensuring alignment with project requirements and client expectations.
  • Collaborate with project managers, architects, and engineers to define and clarify scope elements.
  • Identify potential scope gaps or conflicts and propose solutions to mitigate risks.

Estimating:
  • Oversee the preparation of accurate and detailed cost estimates for various projects, ensuring alignment with project budgets and financial goals.
  • Coordinate with estimating teams to develop and refine project budgets, schedules, and cost plans.
  • Analyze and validate bid proposals to ensure competitiveness and accuracy.

Qualifications:
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
  • Minimum of 8-10 years of experience in preconstruction, estimating, and business development within the Construction industry.
  • Proven track record in subcontractor solicitation, scope reviews, and successful project estimation.
  • Strong leadership, communication, and interpersonal skills.
  • Ability to analyze complex data, identify key issues, and develop strategic solutions.
  • Proficiency in relevant software and tools (e.g., estimating software, project management systems).
