Job Title: Data Center Construction Planner (Owner's Representative)

Background

KGO has been engaged by a large IT corporation to provide comprehensive project management for the construction of data centers in the ATL area. There are currently openings for a Construction Planner to support the creation, maintenance, and analysis of schedules for these critical construction projects.

The position requires critical thinking to develop and analyze project schedules. Analyzing schedule data and the ability to communicate impact to project stakeholders is essential. The candidate should have excellent communication skills and be able to collaborate with different stakeholder groups.

This is an onsite position located in Covington, GA with 50% travel to other locations in the ATL area.

Functional Position Requirements
  • Provide onsite support to create, maintain, status and report on construction schedules, providing weekly report to Client.
  • Validate the accuracy and assure the credibility of information contained in the schedule analysis performed by the Contractor.
  • Recommend ways to improve schedule performance through analysis, work-around, lessons learned, corrective actions and acceleration plans.
  • Analyze schedule impacts due to changes or claims, including time-impact analysis.
  • Perform Program Schedule QA/QC reviews on a weekly basis.
  • Perform status updates for Program Schedules/Master Schedules on a weekly basis.
  • Assist the Project Team in evaluating and monitoring the Contractors progress schedule as well as consulting and troubleshooting issues throughout the construction of the project.
  • Responsible for leading and training project managers and project controls specialists with reports for their assigned projects.
  • Review Schedule driven Change Orders and Time Impact/ Claims submitted by vendors.
  • Walk the construction sites as needed and check the contractor's weekly/monthly schedule progress report(s).
  • Perform Schedule Time Impact Analysis for any change orders that affect the construction schedule; conduct schedule negotiations with the OAR and the contractor for any delay time settlements.
  • Provide project expertise with respect to CPM scheduling and use of Primavera including fundamental coaching for General Contractors & various stakeholders.
  • Comply with instructions, policies, schedules, and procedures to perform the functions of the job.
  • Comply with onsite safety requirements set by client and General Contractor.
  • Perform Critical Path and Value analyses.
  • Provide as needed schedule analysis for all ongoing claims.
  • Collaborate with partners to ensure reports encompass all necessary Project Controls information including Schedule, EVM, Change Management, and Risk Management.
  • Review, analyze and provide an approval or disapproval disposition of contractors detailed scheduling workforce & resource loading.
  • Interpret schedule & reporting results and lead reviews with Client Pre-construction, Construction, & Project Controls Teams.
  • Read drawings to determine if work is in or out of scope and understand terms and conditions of the contract to determine if any compensable or non-compensable time extensions have merit.
  • Establish reporting cadence and review and approve contractors and vendors detailed schedules submitted for progress updates.
  • Produce execution schedule reports, monitor project delivery updates, adherence to schedule KPl's, and provide input to Program Controls team for program level schedule reporting.
  • Provide all reports in a standardized format according to the schedule specification and or as agreed with Client, GC & stakeholders during project kick off.
  • Communicate and explain fundamentals of scheduling & Project Controls to accomplish tasks.
  • Review and validate the accuracy and viability of the submitted baseline schedule as subsequent updates and produce schedule review comments.
  • Communicate with the Contractor regarding all schedule related matters and concerns in the weekly status meetings and all other schedule related meetings.
  • Review Contractor's baseline schedule submissions and verify that all work scope is identified properly and logically sequenced correctly; provide written detailed schedule review comments.
  • Coordinate with stakeholders {Commissioning, Controls and/or other stakeholders as directed) to ensure their scope, timeline and durations are accurate.

Minimum Qualifications, Skills, and Educational Requirements
  • Minimum of 8 years full-time professional experience in Construction Scheduling for an Owner or General Contractor in a mission critical environment.
  • Minimum 4 years as lead scheduler on large scale mission critical projects.
  • Proficient in reading drawing set including MEP single line diagram drawings.
  • Mid to advanced proficiency in Primavera software.
  • Mid to advanced proficiency in schedule and cost control.
  • Exceptional communication skills with diverse groups of stakeholders.
  • Must be flexible and able to work independently without constant supervision.

Preferred Qualifications
  • PSP or PMP certification.
  • Bilingual (Spanish or Portuguese).
  • 5+ years as a lead scheduler of a large hyper scale data center project.
  • 3+ years international mission critical project experience.
  • Proven ability to manage effectively in very challenging environments, where meeting deadlines is paramount.
  • Ability to stay calm in high-pressure situations.
  • Creative analytical person.
