The role of the Project Manager is to successfully plan, execute, monitor, regulate and close a project. They build a comprehensive work plan and demonstrate leadership within the project team including customers, subcontractors, vendors and peers. Objectives include profitability, risk management, cost and quality control, and overall project delivery to earn repeat business. The Project Manager can run multiple construction projects of varied complexity simultaneously with little or no direction. Thank you for considering to apply to join the Benike Team.
Responsibilities
Analyze contract documents, contracts, purchase orders and subcontracts for compliance and risk management.
Organize project startup, obtain permits, manage jobsite mobilization and coordinate with cross discipline team members to ensure that all parties are on track with project requirements, deadlines and schedules.
Work with Project Coordinator to ensure proper set up of project information within all applicable software programs including original estimate, project logs (RFI, submittal, change order, contingency), subcontractor contact list and owner/contract information.
Organize project kickoff meetings with Project Coordinator, Estimator, and Superintendent to review estimate, project plans, and organize project workflows.
Work with field leadership to generate job-specific project execution plans such as phasing, staging, logistics, milestones and sequencing/scheduling.
Monitor profitability of projects by frequently checking production, actuals vs. estimates, submitted costs and uncommitted budgets. Provide monthly profit projections or as often as requested by Controller.
Work with field leadership to ensure quality standards of the project requirements are being met.
Work with field leadership to ensure safety standards are being met. Ensure compliance with Benike Constructions safety manual, OSHA and other regulatory authorities.
Work with field leadership to ensure overall project schedule commitments are being met. Develop acceleration plans if needed.
Serve as the main point of contact for the Owner, Engineer, Architect, Subcontractor and Vendor. Provide frequent interactions and timely communications building positive relationships and future work opportunities.
Assist in resolving construction problems (incomplete or conflicting plan details, lack of productivity, schedule difficulties, water intrusion, condensation, etc.), as required. Generate appropriate communications (RFI, etc.) with other project stakeholders to resolve questions.
Monitor scope of work by visiting job site regularly, communicating with site personnel and maintaining contract/subcontract change orders to ensure that all parties are informed of the impacts on schedule and budget.
Actively participate in preconstruction phase with customers and Benike team members.
Prioritize and review shop drawings and submittals. Work with Project Assistant to process submittals. Ensure timeliness of submittals to appropriate parties.
Review incoming Project Changes (PRs, RFPs, CCDs, etc.) and determine proper course of action to responds. Responsible for project-related cost changes (PRs, RFPs, options pricing) and submittal to appropriate parties.
Perform subcontractor scope reviews and contract buy-out.
Proactively communicate with Project Coordinator about expectations on a per-project basis for role clarity between PM, PC, Superintendent, and other project roles (i.e. APM, PE).
Develop relationships that lead to future projects. Project Managers contribute to the overall business development efforts at Benike Construction.
Represent Benike Construction in community or industry groups and programs.
Perform additional responsibilities per leadership direction.
Conduct business in a safe, ethical and professional manner, keeping interests of the Benike team above individual interests.
Contribute to the Benike culture of experience and knowledge sharing. Frequently share "lessons learned" from project experiences that may benefit other team members.
Help attract and recruit other potential high performers to the Benike Team.
Qualifications
Four-year degree in an engineering or construction-related field or equivalent experience.
